OFFICE INSPECTION & ESCROW REVIEW If you are notified by the Department of Business & Professional Regulation (DBPR) that your office has been selected to receive an office inspection and escrow review you will need to know the following:

The office inspection will consist of a review of the following: 1. Office entrance sign and copies of all office licenses, including broker, brokerage, salesperson and branch office licenses. 2. A review of the agency disclosures used by office staff. 3. All records as to ensure compliance with 475, Florida Statutes, and rule 61J2, Florida Administrative Code.

The following documents will be required for a review of the Escrow/Trust Accounts: 1. Monthly reconciliation statements for the past six (6) months, including Bank statements and cancelled checks for the past six (6) months. 2. Checkbook, deposit book and bank deposit receipts. 3. Ledger book and/or computer printout of sales and/or property management records.

The inspection will also involve a review of the following office files: 1. All sales pending, and closed sales, transaction files. 2. All active, pending, closed, expired, withdrawn and cancelled listing files and voided contracts and offers. 3. Earnest money deposit disputes. 4. Property management files, including contracts, agreements and leases.

Any payments for Board Dues that are received after November 1, 2011 will have a $50.00 late fee imposed. Nonpayment of Dues after December 31, 2011 will jeopardize your membership.

2012 MLS Fees Each Broker of Record has already been mailed an invoice for the 2012 MLS Fees. Payment is due November 1, 2011. Brokers who submit payment for their office MLS Fees after November 1, 2011, will have a $50.00 late fee imposed. The Broker of Record is responsible for payment of the 2012 MLS Fees for their entire office . Payment from individual agents for MLS Fees will not be accepted.
