Who is Outsourcing for? The question should really be reversed and ask, who is outsourcing not for? This system of operation is becoming increasingly important to a lot of different types of people. There are Estate Agents who, when times became difficult in the selling of property world, decided to embark on Lettings as a way of making additional revenue. Why not? The sale and/or letting of properties in one office is a marriage made in heaven. Unfortunately this was not a ‘one size fits all’ remedy. Whilst initially, it helped a lot of agents stay afloat, the income generated was relatively small in relation to the costs that are incurred to create that income. Also, it took a lot of time and money away from what these agents are really good at, procuring new business. What Can I Outsource? Well, what type of properties do you have? Are they your everyday terraced or semi detached houses? Are they detached or ‘quirky’ houses? Are they flats or apartments? Single, family lets or multi let units? What ever type of residential property you have, we will take care of it. There is no limit to the number of properties and there is no discrimination with regard to the type of property. As with all agreements, the devil is in the detail. We have criteria that have to match with the portfolio of properties that you have and your requirements but, as yet, we have not been stumped or failed to make a contract work. We will liaise with you and discover to what extent of managing you require us to do. Once that has been agreed, we can then ‘tailor make’ the agreement to suit that criteria. How Much Does It Cost? That is a great question and the answer is ‘Not as much as you would think!’ This answer is a little vague but it will depend upon the size of your portfolio and the level of ‘outsourcing’ that you require. If you recall, we said earlier that the service is tailor made for you and it really is. The differing levels of service need to be detailed before we can give you a figure but what we would say is that if it will not make you more money than you are currently making, then there is no reason to make the change to Davlock. We are very confident that we can make a difference to your business model and your profitability. We will require you to make some calculations relating to how much it actually costs you to produce the income you receive from your rental portfolio. In other words, let’s say for example that your management fee is 12%, how much does it cost you to make your 12%?
