For over 25 years, OCI Associates, Inc. has been a recognized leader in the fields of Mechanical, Electrical, Plumbing and Fire Protection Engineering. Headquartered in Orlando, we maintain branch offices in Fort Pierce, West Palm Beach, Fort Myers, Tampa and Washington DC. SERVICES
Services of OCI Associates, Inc. range from facility master plans and reviews to construction design documents for mechanical, electrical, plumbing, fire protection, fire alarm and systems engineering disciplines. The firm maintains a competent staff of engineers and support personnel who believe in delivering complete projects on time and within budget.
GREEN BUILDING DESIGN
Although our designs and efforts have always incorporated innovative techniques to maximize energy efficiency, there is also the growing awareness of the impact that new construction has on our Environment. The Leadership in Energy and Environmental Design (LEED) Green Building Rating SystemTM has brought an industry wide awareness to these issues. OCI Associates, Inc. has made a commitment to stay informed of current standards and new methods to incorporate green building design principles into all of our projects. We require all of our professionals and encourage the rest of our technical staff to pursue certification as LEED Accredited Professionals (LEED AP).

Cape Coral, Florida
OCI Associates provided mechanical, electrical, plumbing and fire protection engineering design services for the development of a stunning waterfront resort-style community in Cape Coral, Florida called Tarpon Point Marina. The community included five buildings for The Resort at Marina Village and three buildings at Tarpon Landings. Within the design, a secure and gated five-story parking garage with 420 spaces was included to accommodate visitors and residents.

Cape Coral, Florida
OCI Associates provided mechanical, electrical, plumbing, fire protection and IT/AV systems engineering for a 15 story condominium in the world class Cape Harbor luxury yachting community on the Gulf Coast in Cape Coral, Florida. The project included individual 2 and 3 bedroom condos with 2 bathrooms, great rooms, with a fully equipped gourmet kitchen and 3,000 SF lanai and terrace. The master bathrooms were designed with oversized walk-in showers, double vanity and a large Jacuzzi tub. The shared outdoor spaces include a heated outdoor pool, hot tub, BBQ grill area surrounded by a large outdoor seating and entertainment area. OCI was the Engineer of Record on the original condo and the South Tower.

Altamira Condominiums

Altamira is one of North Hutchinson Island’s premier luxury condominium complexes. It was constructed by well-known local general contractor Proctor Construction Company. Altamira offers two 13-story luxury towers overlooking both the Indian river (part of the Intracoastal waterway) as well as the ocean. Each tower contains 24 units with each unit having its own private elevator, an elegant lobby, club room and private garage space. Each unit has a base square footage under air of 2,635 SF. On site amenities include a heated swimming pool, hot tub and sauna, leisure deck, mosaic fountain and dune crossover to the beach.

at the Forum, Florida
OCI Associates, Inc worked with Gora/McGahey Architects in Fort Myers to complete the design of the Park Regency at The Forum for Senior Care of Southwest Florida Development LLC. The 126 condominium project was designed to house services for assisted living and Alzheimer’s care on 6.5 acres. The Mediterranean-style structure features two atriums for natural light, a three-story independent living facility, a two-story assisted living area and a single-story Alzheimer’s wing (dementia care building). The campus will support service programs targeted toward the 75+ age group that will provide meal service, unit housekeeping, transportation services, and a scheduled activity program. Personal care services will be provided to the physically frail and dementia populations. The project was completed in 2011.

OCI Associates, Inc provided professional engineering services for an 118,000 SF Retirement Center in Orlando, Florida. The project involved life safety upgrades to the existing facility and was completed in 1994 with an estimated $325,000 budget.

OCI Associates began design on a new Echelons Above Brigade Barracks in 2009 under the design-build team of Sauer, Inc and VOA Associates, Inc. The project involved four (4)17,000 SF buildings totaling $21 million in project costs. Our team provided mechanical, electrical, plumbing, fire protection and AV/IT professional engineering services for this 68,000 SF project at Fort Stewart, Georgia where it was certified LEED® Silver. The three-story buildings were fast tracked and completed in 2010 and certified in 2011.

Hunter Army Air Field, Savannah, Georgia OCI Associates began design on a new Resident Housing Barracks Complex in 2009 under the design-build team of Sauer, Inc and VOA Associates, Inc. The project involved two (2) 38,000 SF buildings totaling $14 million in project costs. Our team provided mechanical, electrical, plumbing, fire protection and AV/IT professional engineering services for these buildings that house 72 personnel at the Hunter Army Air Field, Georgia was certified LEED® Silver. The three-story buildings were fast tracked and completed in 2010 and certified in 2011.
