Executive Summary This future multi-tenant retail development at Las Vegas Boulevard & Sahara Avenue is a very exciting opportunity for new tenants to locate at one of the most desirable addresses in the world. The project is anchored by a Walgreens drug store and situated adjacent to mega resorts up and down the Las Vegas Strip including the new “SLS Las Vegas” directly south across Sahara Avenue from the property. Additionally, the numbers related to the Las Vegas Strip including visitor count, occupancy level, gaming wins, and absorption rate have all increased in the last two quarters. In fact, Las Vegas had a record 39.7 million visitors in 2012 which generated more than $40 billion in economic impact. Furthermore, the average retail sales expenditures on Las Vegas Boulevard are more than double the national average. The property is also located approximately one mile from the Las Vegas Convention Center which attracted nearly 5 million convention attendees to Las Vegas in 2012. In February 2013, the Las Vegas Convention Center was approved to undergo a $2.5 billion upgrade and renovation to its facility and surrounding areas.
