Environment stresses and strain and social well being. . . Are likely to prove one of those tectonic forces that – like globalization or the aging of populations – gradually but powerfully changes the economic landscape in which [businesses] operate. . .
Firms that recognize the challenge early, and respond imaginatively and constructively, will create opportunities for themselves and thereby prosper. Others, slower to realize what is going on or electing to ignore it, will likely to fail.”

About BRE
“the future of sustainable building”.
• Achieving low cost and low impact; • Adaptation needs; • Achieving industry transformation; • regulation vs voluntary standards;

•
More integrated working,
•
Faster innovation cycles,
•
Lower risk
•
Reduced costs of construction, and hence

Industry transformation in both performance and sustainability means a step change, from goods to service.

De Balk van Beel, Leuven, Belgium How did it approach energy: Neighbourhood level: • 100% green heat and green power use at the district level supply of green power and green heat to the surrounding neighbourhood; • decentralised generation , local distribution – local supply: matching supply and demand for heat and power. Building level: • follows the criteria were buildings are designed first to minimise energy loss –before the focus shifts to renewable energy solutions; • demand for heat reduced through insulation and air-tightness • low-energy housing: K-level 26W/m2K (BAU = K45) • maximisation of renewable energy sources;

How did it approach energy
• incorporated into the design include a combined heat and power unit (CHP) to generate both heat and electricity, photovoltaic (PV) panels on the roof; • The design also facilitates natural ventilation and cooling;
• An LED screen in the ground floor foyer displaying dynamic information relating to the PV, CHP and integrated water harvesting systems, and the DEC rating (after a year of operation). • A 254m2 PV system that contributes to reducing of CO2 emissions by 32.3%, when compared to the building regulations’ Target Emission Rate • Extremely efficient boilers and CHP systems that meet the energy heating demand whilst also minimising NOx emissions (less than 40 mg/KWh).

Can we create new business models
BREEAM®
One Angel Square, Co-operative Group HQ, Manchester • The double skinned facade and soaring open atrium are key to creating natural heating, cooling and lighting. The atrium, for example, floods the building’s interior with light, and the facade helps to minimise heating and cooling loads; How did it approach • heat recoveryenergy: from the IT systems that will also help to heat the building; • low energy LED lighting and IT equipment and systems

BRE Environmental and Sustainability Standard (BES 5058) Designed to provide detailed and meaningful insight into the environmental performance of buildings throughout their entire operational life. Providing assessment of: – the building (Asset Rating), – the operation of the building (Building Management Rating), – how Clients are managing their activities within the building (Organisational Rating).

Schneider Electric’s global headquarters, The Hive, Paris
Le Hive is Schneider Electric’s global headquarters and has 1,850 employees working there. Le Hive’s name is an acronym from the French for hall of innovation and energy showcase. The retrofit of the seven-storey building reflects Schneider Electric’s position as an energy management specialist, incorporating comprehensive energy monitoring, and was carried out largely by the company’s own in-house experts.

build them
The wider goals
Living within Environmental limits
Ensuring a strong, Healthy and just society
Respecting the limits of the Planet’s environment, resources and biodiversity
Meeting the diverse needs of all people in existing and future communities
Achieving a sustainable Economy Building a strong, stable And sustainable economy
Promoting Good Governance
Using Sound Science Responsibly
Actively promoting effective Participation systems of governance in all Levels of society
Ensuring policy is developed and implemented On the basis of strong science
BREEAM Communities is…
– A standard to improve the design of large-scale developments
– An holistic assessment of environmental, social and economic sustainability – A framework for collaborating on key masterplanning issues

Data is power
Why is automation necessary? Why is automation necessary?
Why is automation necessary?
BREEAM automation - Objectives Enabling efficient delivery of innovative, high quality BREEAM products and services to digitally enabled construction industries.
Objectives – How will they be delivered •
By ensuring BREEAM continues to deliver
value when it is needed by •
Enabling provision of performance feedback at appropriate points in the development process
•
Using technology to foster and harness the potential of the international BREEAM network and wider ‘crowd’
•
Harnessing the potential of data generated by BREEAM through •
Building data analytics to feed in to product maintenance and development
•
Business data analytics to strengthen current processes and services
A BREEAM heart – Market driven body
So to conclude
The time is far in the future. A commercial space towing ship the Nostromo, makes an unscheduled stop at a remote planet, where one of the crew members is attacked by a parasite. A horrible scene in which the parasite bursts through his chest sets up the rest of the story in which each crew member meets a horrible death until only one remains. As it turns out, the encounter was intentional. The creature, a perfect killing machine, was know to authorities months before and they wanted to use the ship’s crew to bring one of them back so it could be weaponized. The crew had no idea.
Synopsis of the movie Alien
The lesson we can learn from Alien is profound and has many aspects.
One lesson is that if you find yourself in an unknown situation assume the worst case and don’t get too close to the unknown
Another is :-
If you don’t know your real mission, disaster is likely to follow.
BREEAM is a best practise standard, Based on Research, locally adapted, covering all life cycle stages of the built environment.

Outcomes of BRE work on Olympics
• • • •
Project saved money, contractors reduced risk Supply chain offered solutions Sustainability targets has driven culture change Initial resistance has been transformed – new practices have been adopted as good for business
Implications for us as Professionals
• Sustainability is business as usual (like H&S) • Construction generates a carbon benefit stream • Building work is higher quality, lower cost • We need to stimulates agile construction, capable of insertion of new technologies and materials
Protecting people property and the planet
Challenging times, and exciting opportunities
