Renta Prime / Prime Rent

Al mismo tiempo que el precio Prime aumenta medio euro hasta alcanzar los 26,50 €/m²/mes, el máximo de la zona Secundaria sube otro 1,64% hasta los 15,50 €/m²/mes.

Igualmente, y por primera vez desde el comienzo de la crisis, la actividad registrada en la Periferia ha marcado un alza del 2% de los precios en este submercado, llegando a 12,75 €/m²/mes y sumándose a la tendencia de los activos dentro de la M-30. Por el momento, sin embargo, la ausencia de operaciones en la zona Satélite ha marcado una continuidad en los precios que se mantienen en 10 €/m²/mes.

Las operaciones de menos de 500 m² siguen predominando en el mercado con un promedio de todos los submercados de unos 15,40 €/m²/mes, y con rentas medias que varían entre los 21,25 €/m²/mes de CBD y los 7,5 €/m²/mes de Satélite.

Por primera vez desde el año 2011, la tasa de disponibilidad disminuye por debajo del 11% alcanzando el 10,64% de los productos exclusivos de oficinas manteniendo la tendencia decreciente iniciada a mediados del 2014.

La disminución del producto disponible ha sido constante en todas las zonas menos en Satélite, donde la escasez de transacciones y la salida de producto nuevo han provocado un ligero aumento de la disponibilidad.

En la zona Periferia se han terminado la mayor parte de los edificios del trimestre que sin embargo no ha tenido un gran impacto en la disponibilidad, ya que gran parte de ellos son de ocupación propia o prealquiler, como el del BBVA en las Tablas o el de AXA en Avenida de America 81. La superficie que se espera se termine durante los últimos meses del año y los dos próximos, cifrada en menos de 100.000 m² cada año, sigue sin ser suficiente para modificar el comportamiento futuro de la disponibilidad que seguirá a medio plazo una senda decreciente gradual.

En el resto de zonas, la disminución de producto ha sido más acusada dentro de la M-30 gracias a las transacciones firmadas y la retirada de producto obsoleto a la espera de tomar deci-siones sobre su puesta en el mercado o rehabilitación.

La demanda sigue mostrando preferencia por CBD y Periferia, con algo más de 40 operaciones en cada submercado. Estas transacciones han sido lideradas por empresas de servicios que, sin embargo, no marcan tendencia dentro de la contratación. Así el take up continua sin mostrar un sector claro que lidere el crecimiento del mercado. Además de la firma de WPP, las operaciones más relevantes han sido los 8.300 m² de Vass Consultoría en Alcobendas, una firma con una empresa tecnológica de 3.180 m² en la calle Virgilio 2 y otros 3.139 m² de la operación de NCR en Comandante Azcarraga 3, estas dos última asesoradas por JLL.

fundamental que subyace en el crecimiento del take up es la recuperación de la situación macroeconómica que impulsa el crecimiento de las empresas, aumentando su necesidad de espacio y mejorando la confianza de los empresarios para invertir en nuevas ubicaciones. Esta situación motiva a las empresas a aprovechar los niveles de precios aun bajos para buscar mejores ubicaciones y productos de mayor calidad. Durante los próximos años se espera que los niveles de contratación anuales vayan mejorando gradualmente a medida que se consolide el crecimiento del país. A pesar de los meses estivales en que la contratación suele ser la más débil del año, el merca-do de ocupantes refleja una recuperación del sector, ya que por primera vez desde el año 2008 el volumen trimestral de la contratación ha alcanzado más de 111.500 m², superando la barrera de los 100.000.

Una de las causas principales del incremento de metros ha sido la operación de WPP en la calle Ríos Rosas 26. Este prealquiler ha implicado, además, una compraventa “ad hoc” por parte de un inversor. Sin embargo, la causa

Barcelona sigue centrando el interés de inversores y de empresas que quieren instalar sus sedes en la ciudad condal. La contratación (similar a los años 2005-2007), la falta alarmante de proyectos nuevos de oficinas y una tasa de disponibilidad en continuo descenso está provocando un problema real de oferta nueva de oficinas en Barcelona en los próximos dos años. Esto implicará el desarrollo de proyectos “llaves en mano” para la demanda más grande

Rentas En lo que llevamos de año, las rentas máximas en Paseo de Gracia/Diagonal, Centro Ciudad y Nuevas Áreas de Negocio acumulan un ascenso medio del 9,7%. La falta alarmante de oferta de calidad y la fortaleza de la contratación sustentan el incremento de las rentas de oficinas en Barcelona La renta máxima de Paseo de Gracia/Diagonal se sitúa este tercer trimestre de 2015 en 19,50 €/m²/mes para los mejores edificios.

La tasa de disponibilidad media en Barcelona sigue disminuyendo situándose en el tercer trimestre en el 11,4%, cifras similares al 2009.

En lo que queda de 2015 no se prevé la entrega de ningún proyecto especulativo al mercado de oficinas. En 2016 de los 73.000 m² potenciales 50.000 m² son especulativos y de éstos más de la mitad pueden entregarse en 2017

Nos encontramos, por tanto, en un periodo favorable a los intereses de los propietarios con edificios antiguos pero rehabilitados en centro ciudad, que acogerán la demanda que no encuentra edificios de nueva construcción así como los propietarios de grandes edificios de calidad en periferia que podrán ver una expulsión de demanda hacia áreas más periféricas.

Esta tendencia continuará sobre todo por la falta de proyectos futuros de oficinas en la ciudad de Barcelona. Esta situación provoca el interés de algunos promotores en empezar la construcción especulativa de inmuebles sobre todo en la zona de 22@.

Con estas cifras, entendemos que en 2015 podemos acercarnos o sobrepasar los 400.000 m², doblando la cifra alcanzada en 2013. Esta cifra es similar a las alcanzadas entre 2005-2007 en pleno boom inmobiliario

Este tercer trimestre del 2015 ha sido el de mayor contratación de oficinas desde 2007. Se han alcanzado los 138.500 m2, un 233% más que el mismo trimestre del año anterior. La contratación acumulada en 2015 es de 315.000 m², un 12% más que la contratación de todo el 2014.

Este trimestre se han producido 23 operaciones de más de 1000 m² (cuando la media de los últimas años ha sido de 10) lo que demuestra la fortaleza de la contratación de oficinas en Barcelona. La mayor operación es la protagonizada por la Generalitat que se construirá en La Marina (Zona Franca) un edificio de 46.000 m² cuya entrega será a finales de 2018

Demanda Durante este tercer trimestre del año las Socimis continúan su actividad aumentando tanto sus carteras como su capitalización bursátil. El interés inversor no ha variado hasta la fecha a pesar de la incertidumbre política que existe en nuestro país en estos momentos. Colonial ha sido uno de los grandes protagonistas durante estos meses estivales, invirtiendo un total de 81 M€ en dos edificios para su posterior rehabilitación. Otros actores del mercado como GMP, ya comenzaron a implementar este tipo de estrategia (comprar para rehabilitar). Inversores con perfil value added, como puede ser GreenOak, siguen presentes con fuerza en el competitivo mercado de la capital. La compresión de rentabilidades está alcanzando su mínimo, tendencia que hace que los inversores busquen dar valor añadido a través de gestión de activos y mediante oportunidades que les ayude a ejecutar este plan de negocios. El 75% de las demandas satisfechas han estado ubicadas en las zonas Secundaria y Periferia de la capital, mientras que el CBD ha pasado de ser el protagonista durante el segundo trimestre a tener tan sólo 3 operaciones durante el trimestre en curso. El interés por productos core y value added sigue predominando, por lo que la escasez de producto de calidad prime está creando un efecto en cadena hacia zonas más periféricas. Oferta La escasez de producto prime afecta a los inversores core ya que se reduce significativamente la oferta y las posibilidades de inversión para este tipo de compradores. El producto estrella sigue siendo Torre Espacio cuyo proceso de venta se ha reabierto y su compra podría cerrarse a finales de año o principios de 2016. En este caso, el volumen de la operación, incluso en el contexto europeo, limita considerablemente los grupos inversores con capacidad de pujar por dicho activo. En estos momentos de falta de producto, la oferta proviene de varias vías: YY Procesos de venta estructurada en el mercado de varias carteras de activos en Madrid y en Barcelona. YY Fondos de inversión alemanes que siguen en posesión de activos, cuyo aumento de valor puede motivar futuras enajenaciones.

YY Inversores oportunistas que adquirieron activos o NPL´s y en la actualidad empiezan a considerar la venta de los mismos. Aumentan los procesos de venta fuera de mercado por parte de los “vendedores habituales”, ya que los inversores ven con cautela el análisis de este tipo de activos que llevan tanto tiempo en el mercado.

Esta cifra se superará holgadamente en caso que se cierre la operación de Torre Espacio antes de que acabe el año. Se han realizado un total de 49 operaciones durante los tres primeros trimestres de 2015, cifra sólo superada por el total del año 1999, año en el que se transaccionaron 51 operaciones. Las transacciones más significativas se han localizado en las zonas Periferia y Secundaria que superan los 500 M€ de volumen invertido. Destaca la compra de la sede de Vodafone, ubicada en Avenida de América 115, por parte de IBA Capital Partners. Otra operación relevante, asesorada por JLL, ha sido la compra por parte de ARES, del portfolio paneuropeo de IVG que incluye los edificios situados en las calles General Lacy 23 y Teide 4. La rentabilidad en la zona prime se estabiliza en un 4,25% y se reduce en 25 p.b. para el resto de subzonas de Madrid.

El volumen de inversión total en los tres primeros trimestres del año superó los 1.700 M€, un 130% más que en el mismo periodo que el año anterior y alcanzando las predicciones para cierre de año que nos sitúan sobre los 2.000 M€ en inversión.

Fondos internacionales y Socimi’s, siguen siendo los protagonistas del mercado. Así pues, el capital internacional, con gran apetito por entrar en España está aglutinando la mayor parte de las compras.

La demanda sigue fuerte para la adquisición de inmuebles en Barcelona, tanto en el centro ciudad como en las nuevas áreas de negocios. Incluso hemos podido observar como se han producido operaciones en periferia. Esto demuestra que todas las zonas son interesantes y que el inversor puede elegir en función de su perfil de riesgo y criterio de inversión.

El tercer trimestre del año ha sido especialmente activo en el mercado de inversión de oficinas. Se han materializado diversas operaciones de importante volumen para Barcelona, demostrando que el apetito inversor no ha mermado en lo más mínimo.

De todos modos, los inversores privados poco a poco van despertando y pronto estarán más presentes en la compra de edificios de volumen medio. Han empezado su entrada por pequeños activos que no se encuentran en el segmento institucional pero su apetito va en aumento. Hay una tendencia a que incremente el número de inversores de perfil value added en el mercado, aunque persisten las necesidades de compra por parte de inversores core y core +. Así mismo el inversor oportunista, pese a haber conseguido algún cierre destacado, es el que está encontrando más problemas en conseguir sus objetivos.

La oferta de edificios ha mejorado de forma importante este 2015. El número de procesos de venta estructurados del tercer trimestre junto a los procesos que se están ejecutando en estos momentos, y que concluirán en el último trimestre del año, ha sido muy superior al de años anteriores. A su vez, se siguen produciendo operaciones off-market, provocadas por las propias necesidades de colocar el capital. Ha habido oferta de activos con características claramente institucionales, activos que el mercado reclamaba con insistencia, que han complementado a la oferta tradicional de Barcelona, activos que cumplen con las necesidades de gran parte de la demanda de Barcelona.

Y en centro ciudad la oferta se ha visto bien representada por varios procesos que permitían el cambio de uso del edificio, pasando del actual uso de oficinas a residencial.

Mercado de Inversión Barcelona Transacciones y rentabilidades

Tres operaciones de este trimestre han sido de un volumen superior a 70 millones de euros. Se trata concretamente de la adquisición de Cornerstone y de Torre Tarragona por parte de UBS para uno de los clientes del banco suizo y la adquisición por parte de DAWM (Deutsche Bank) del edificio Josep Tarradellas 2-6, arrendado a la Generalitat de Cataluña con un contrato a largo plazo. Hay que destacar también la compra por parte de AXA del complejo de oficinas de Can Ametller ubicado en Sant Cugat, vendido como parte de un portfolio. Las rentabilidades se sitúan este trimestre en un 4,75% en la zona de Paseo de Gracia / Diagonal. Seguimos con unos niveles de tipos de interés que siguen bajo mínimos, una inflación que fluctúa cercana al crecimiento 0 y con unas condiciones de financiación cada vez mejores por parte de los lenders.

Si a ello unimos el apetito inversor internacional y las bajas rentabilidades que ofrecen las principales plazas europeas, la conclusión es que la compresión antes mencionada es más que previsible.

While prices in prime areas increased by €0.50 to reach €26.50/sqm/month, maximum prices in secondary areas rose 1.64% to €15.50/sqm/month.

For the first time since 2011, vacancy rates have fallen to below 11% to stand at 10.64% for the most exclusive office properties, maintaining the positive trend that began in mid-2014.

The reduction of available products has been a constant across all submarkets except for satel-lite areas, where the lack of transactions, coupled with new products added to the market, have led to a slight increase in vacancy levels.

The peripheral areas were home to most of the new buildings finished in the quarter, although this has barely had an impact on vacancy levels, given that most of these new projects are either owner-occupied or prelets, such as BBVA at Las Tablas or Axa at Avenida de América 81. The floor space expected to be completed in the last quarter of 2015 and over the next two years - estimated at some 100,000 sqm per annum - will not be sufficient to affect future va-cancy rates, which will continue their gradual downward trend in the medium term.

In the other areas, the decrease in vacant products has been most pronounced within the M-30 ring road, thanks to the transactions signed in the quarter and the removal of obsolete products from the market while a decision is taken either to remarket or renovate them.

Madrid Occupier Market Transactions Despite the fact that the summer months are historically the weakest in terms of take-up, the market is showing signs of recovery, given that the quarterly take-up volume exceeded 100,000 sqm for the first time since 2008 to stand at 111,500 sqm.

Demand is still concentrated in the CBD and peripheral areas, accounting for over 40 transac-tions in each submarket. Although these transactions were all led by service companies, they have not set any sort of trend within take-up. In fact, there is still no specific sector that is leading market growth in terms of take-up.

Annual take-up levels are expected to rise gradually over the next few years in tandem with the improving macro situation in Spain.

Apart from the WPP deal, the most important transactions in 3Q were as follows: 8,300 sqm for Vass Consultoría in Alcobendas; a deal with a technology company to acquire 3,180 sqm at calle Virgilio 2; and a further 3,139 sqm for NCR at Comandante Azcarraga 3. JLL advised on the last two deals. One of the main reasons behind this increase in takeup was the WPP deal at Ríos Rosas 26. This pre-let transaction also included an ad-hoc sale by the investor. Nevertheless, the funda-mental reason behind the growth in take-up is the improving macro-economic situation, which is driving corporate growth and therefore the

The current take-up levels (similar to those registered in the period 2005-2007), coupled with the concerning lack of new office projects and a falling vacancy rate, have conspired to create a real supply problem in terms of new offices in Barcelona, a situation which is likely to persist over the next two years. This will give rise to the development of turnkey projects to meet the demand for greater surface areas.

Rental levels

The maximum rental levels for the best buildings in the Paseo de Gracia/Diagonal area stood at €19.50/sqm/ month in the third quarter. Landlords are maintaining their positions in view of the lack of new offices; while rent-free periods and contributions in the City Centre are now at minimal levels.

This is therefore a favourable market for landlords who own older refurbished properties in the city centre, which will absorb the demand from tenants unable to find new-builds. These figures are a clear reflection that we could reach or even exceed 400,000 sqm in 2015, double the figure registered in 2013. These figures are similar to those registered in the period 2005-2007 at the height of the property boom.

The third quarter of 2015 saw the highest office take-up levels since 2007. Take-up volumes reached 138,500 sqm, up 233% on the same quarter last year. Total accumulated take-up year-to-date has reached 315,000 sqm, 12% higher than the figure for the whole of 2014.

Some 23 deals for over 1000 sqm were signed in the third quarter - the average in recent years has been 10 - which demonstrates the strength of office take-up in Barcelona. The largest deal involved the Catalan regional government (Generalitat), which will build a 46,000 sqm building in La Marina (Zona Franca). The property is expected to be handed over in late 2018.

Demand SOCIMIs continued to increase their portfolios and market capitalisation in the third quarter of the year. Investor interest has not weakened to date, despite the current political uncertainty in Spain. Colonial was one of the main players over the summer months, investing a total of €81m in two buildings to be subsequently refurbished. Other investors in the market, such as GMP, also started to apply this type of strategy (acquire for refurbishment). Investors with a value-added profile, such as GreenOak, are still prominent in the competitive capital market. Yield compression is now beginning to bottom out, a trend which is shifting investors towards a search for added value through asset management and opportunities that help them to execute their business plans. 75% of the demand met corresponded to secondary or peripheral locations of the Spanish capital, while the city centre, which was the leading location in the second quarter, only registered 3 deals in the third quarter of 2015. The interest for core and value-added products continues to dominate and, as a result, the lack of quality prime products is creating a chain reaction out towards more decentralised locations.

The lack of prime products is affecting core investors in view of the considerable tightening of supply and investment options available for these types of buyers. The star product continues to be Torre Espacio and its sale process has been restarted. The purchase could be closed by the end of the year or the beginning of 2016. Bearing in mind the volume of this potential transaction, even on a European scale, the number of potential buyers for this prime asset is extremely limited. A total of 49 transactions were signed in the first three quarter of 2015, a number only beaten by the figure for the whole of 1999, in which 51 deals were closed. The most significant transactions were signed in peripheral and secondary areas, totalling over €500 million. Of particular note was the acquisition of the Vodafone headquarters at Avenida de América 115 by IBA Capital Partners. Another important transaction, advised on by JLL, was the purchase of a pan-European IVG portfolio, which includes buildings located at calle General Lacy 23 and calle Teide 4. Yields in the prime area stabilised at 4.25%, while yields fell 25 basis points in the remaining Madrid subzones.

The total investment volume in the first nine months of 2015 exceeded €1.7bn, up 130% on the same period last year, and edging towards a forecast full-year volume of €2bn. This figure will be comfortably exceeded should the Torre Espacio deal be completed prior to the 31 December.

International funds and SOCIMIS (Spanish REITs) are still the main players in the market. International capital, eager to enter the Spanish market, dominates most of the acquisitions. However, private investors are slowly beginning to show signs of activity and their presence in the acquisition of medium-sized buildings will increase in the short term. They have already begun to acquire smaller assets which are not found in the institutional segment and their appetite is on the increase.

Demand for the acquisition of buildings in the city remains strong, both in the city centre and new business areas. There were even some deals in peripheral locations. All of this shows that interest is high across all areas of the city and that investors can select properties in line with their risk profile and investment criteria.

The third quarter of 2015 was particularly active in the office market. Various deals were signed that were significant in size for Barcelona, a clear reflection that investor appetite has not diminished in the least.

A current trend in the market is the growing number of value-added investors, although the needs of core and core+ investors have still to be met. Opportunistic investors, despite having sealed a few prominent deals recently, are those having most difficulties meeting their objectives.

The supply of buildings has improved considerably in 2015. The number of structured sale processes in the third quarter, including those currently in the pipeline and those expected to be completed in the last quarter, is much higher than in previous years. There are still off-market deals being signed, as a result of the need to place capital. There has been a supply of assets with clearly institutional characteristics, something the market was clamouring for and which have supplemented the traditional supply in Barcelona. These assets meet the needs of a large part of the demand in the city. Supply in the city centre has taken on an important role, thanks to various processes which have allowed the use of many buildings to be changed from offices to residential.

Barcelona Investment Market Transactions & yield levels

Three deals this quarter were for over €70 million: the acquisition of Cornerstone and Torre Tarragona by UBS for one of the Swiss bank’s clients and the purchase of the property located at Josep Tarradellas 2-6 by DAWM (Deutsche Bank), let to the Catalan Government under a long-term lease. AXA’s acquisition of the Can Ametller office complex is also worth mentioning. Located in Sant Cugat, the property was sold as part of a portfolio. Yields for the Paseo de Gracia/Diagonal area stood at 4.75% in the third quarter. Interest rates remain at all-time lows, inflation is fluctuating at close to zero growth and lending conditions continue to improve. In addition to these factors, if we bear in mind international investor appetite and the low yields being offered by European equities, further yield compression is the likely outcome.

The investment volume for the third quarter of 2015 amounted to €293 million, the most active quarter by far this year with eight transactions. The year-to-date accumulated investment volume stands at €451 million.
