Choosing to build a conservatory is a big decision – here are some good reasons why a conservatory will enhance your life and home: In today’s overcrowded world, light and space are precious and minimal in many of our homes. Adding a conservatory is often the ideal way to open up your living space. choosing your conservatory checklist Here’s a handy checklist of important things to consider when planning your conservatory: • Planning permission – check with your approved Ultra Installer whether or not planning permission is required (in most cases it isn’t). If planning permission is necessary you must submit the appropriate application forms to your local council before they can grant permission. Find more information on this subject on page 20. • Choosing the site – take into account factors such as:

- access from the conservatory into the garden - walls, buildings, trees and greenery next to the proposed site • Choose a style – there’s a wide range of conservatory types to choose from. View the range of styles on page 10.

• Garden design – having your conservatory built is a great opportunity to re-landscape your garden, so that the conservatory blends in perfectly with its surroundings and you can enjoy them together.

• Furnishings – your furnishings will depend on the style and décor of your conservatory and the purpose of the room.

After an initial discussion with your installer they will usually send their surveyor round to check your proposed site and identify any potential issues.

Common problems to overcome are: • Drainpipes • Manhole covers • Boiler flues • Large trees/tree roots • Situations needing extra drainage • Sloping sites With early planning none of these should cause any issues. As long as your installer is aware of them, they can plan the design of your conservatory to eliminate or

minimise potential problems. There are many unique features built into Ultraframe roofing systems to ensure that a conservatory is possible in almost any location.

conservatory styles Choosing the style of your conservatory is an important decision and one that you need to consider carefully. Not only do you need to think about the style that will best complement your home, but also the style that will match your lifestyle and be suited to how you want to use your new space.

A popular style distinguished by a faceted front, giving a curved appearance. The number of facets can vary and the more facets there are, the more curved the end of the conservatory will appear.

A flat-fronted style that offers excellent use of floor space due to the square or rectangular internal shape. Each side of the roof slopes back to the centre and the resulting contemporary style is suited to the majority of properties.

The ideal style for a larger conservatory, a P-Shape can combine a lean-to and a Victorian for example, to create a versatile style that can be used as two different living areas. Due to the proportions needed to achieve the P-shape, this style is better suited to larger properties, giving an impressive result.

As with a P-shape, this style is more suited to larger properties. A combination style that’s distinguished by a central projection that can either be a Victorian, Gable or Georgian. A T-Shape offers a large and versatile floor space and is an impressive addition to any home.

The ‘original’ conservatory style, dating back to the orangeries of days gone by, a Lantern conservatory ensures drama and grandeur. Distinguished by the two-tiered feature roof, the height within a Lantern adds an extra dimension to the feeling of light and space. Typically chosen for older properties due to their traditional look, a Lantern is also a popular choice for swimming pool enclosures.

A gable-fronted conservatory adds a sense of grandeur to any home. Featuring the same rectangular floor space as a Georgian, a Gable offers excellent use of internal space. The front panel of the roof remains upright rather than sloping back to the centre as on a Georgian - this creates a feeling of greater height within the conservatory.

For properties with little room under the eaves or for those homeowners that prefer a clean simple look, a lean-to conservatory is the ideal choice. The pitch of the roof can be varied, making this a versatile and ever-popular style option.

Whilst not all of us have the space or budget for a conservatory many of us still want to bring that precious feeling of extra light and space into our homes. climate control essential in any conservatory To ensure that you can enjoy your conservatory all year round, whatever the weather, you need an efficient climate control system. Good ventilation is the key to creating a conservatory that not only looks impressive, but can truly be a room for all seasons.

The type of ventilation needed is specific to each conservatory, based on many considerations such as size, shape and most importantly, aspect in relation to the sun. South facing conservatories need to take into account the direct sunlight they receive in Summer, whilst Northfacing sites need to consider heating options for the colder months of the year. Other factors to consider include overshadowing of the conservatory from obstacles such as trees and buildings and the severity of wind and snow in your area. If all this sounds complicated, let your Ultra Installer help you select the best ventilation options for your conservatory. All Ultra Installers attend regular training to keep up-to-date with the latest developments on Ultraframe systems. Ventilation is key within the structure of all our conservatory roofs, so you can be assured that by choosing a conservatory with an Ultraframe roof you’re protecting your conservatory from the elements and the potential for problems.

Colour options Many of us automatically think of conservatories as being white but this is no longer the case. To ensure that you can match your conservatory to your existing windows and doors, Ultraframe roofs are available in white, light oak, rosewood and mahogany (on selected roofs). To really stand out from the crowd you can choose to have your conservatory colour-bonded in almost any colour you like.

The photograph above shows a sage green conservatory, which blends beautifully with the surrounding natural environment. On the other hand, why not be daring? Go for bright colours for a conservatory with a difference. If you decide to choose this option, you must be sure to specify the colour that you want during initial discussions with your Ultra Installer as the colour process cannot be retro-added.

Crestings and finials Crestings and finials are the decorative fittings that run along the top of your conservatory roof. A choice of crestings and finials are available with Ultraframe conservatory roofs, dependent on which system you choose. Ranging from the ultra-modern Pikestaff finial and Renaissance cresting to the more traditional Classic and Baroque combination, there are crestings and finials to suit all tastes. Top cappings The bars that run between the panels in the roof of your conservatory are covered with protective top cappings, which aid the thermal efficiency of the roof. Ultraframe can offer a choice of designs for these top cappings to give either a streamlined contemporary appearance or a more rounded traditional look. Dentil mouldings A decorative cladding that can be added underneath the guttering on your conservatory for an extra touch of flair.

Glazing options Another important decision to make when designing your conservatory is the choice of glazing material for the roof – glass or polycarbonate? If you’re specifically hoping to bring a lot more light into your home, then a glass roof is the right choice for you. Ultraframe exclusively supply Conservaglass Optimum which is especially engineered for the needs of a conservatory roof. Conservaglass Optimum works by deflecting heat from the sun in Summer to keep the inside of the conservatory cool and by retaining the warmth from heating appliances in the Winter. It also features an easyclean coating that ensures that rain water runs straight off taking dirt deposits with it. Although most of us think of a conservatory as having a glass roof, they’re often fitted with a translucent material called polycarbonate.

Polycarbonate is a lower cost alternative to glass but still provides excellent thermal properties and aesthetics. Polycarbonate is available in a range of colours, thicknesses and specifications: • Clear – the most translucent of all the polycarbonates • Opal – more opaque and tinted white, ensuring the interior of your conservatory stays light and bright whatever the weather • Bronze – the bronze tint on this colour option is great for Southfacing conservatories to reduce glare from the sun • Bronze/opal – bronze on the outside and opal on the inside. This clever combination ensures that glare from the sun is reduced whilst maintaining a bright interior appearance • Solar control – a silver coloured polycarbonate that deflects heat from the sun to ensure a comfortable interior temperature

Thanks to Ultraframe you can personalise the inside of your conservatory in many ways. Ultraselect Ultraselect is a range of decorative strips that style the inside of your conservatory. Unique to Ultraframe, a wide variety of designs are available and the strips simply click into place enabling you to change the design as you wish. Choose from a range of traditional, contemporary or Mediterranean designs to suit the decorative theme of your new conservatory. For those who already have an Ultraframe conservatory, Ultraselect can be retro-fitted to most Victorian style conservatories dating back as far as 1998. Check with your Installer.

Fans A range of decorative ceiling fans is available to enhance your Ultraframe conservatory and provide additional ventilation during the warmer months of the year. Available in a variety of designs, with or without light fittings and the choice of an optional remote control, there’s sure to be a fan to suit you. Colours range from mahogany blades with brass fittings through to more contemporary fans with beech and chrome fittings. Tie bars A tie bar is sometimes specified to help support the weight of a large roof or one that is fitted with glass. The position of the tie bar is dictated by engineering principles, and Ultraframe offer a choice of two tie bar styles – traditional or contemporary. Your Ultra Installer will be able to discuss with you the style of tie bar supplied with each roof system.

Heating Heating needs to be considered early in the planning stage, especially if your conservatory will be North facing. There are various options including: • Extending your home’s central heating system • Fitting underfloor heating • Electric wall heaters • Freestanding appliances For South facing conservatories freestanding appliances are a good idea as they can be

removed from the conservatory during the warmer Summer months, creating extra space. Lighting Lighting is important to create the right ambience in your conservatory. Low voltage spotlights can be fitted into the roof of your conservatory and are available in either a brass or white finish. A selection of lamps and wall lights placed around the conservatory will help to create a cosy feel for enjoying your conservatory in the evenings.

Flooring Consider your choice of floor covering carefully. If you plan to use your conservatory as a sitting room then carpet gives an inviting feel. If you have children who will be coming in from the garden, through the conservatory, then laminate flooring or tiles make a practical and contemporary alternative.

With a growing family, Dave Denton and his wife Gill wanted to extend their family living space to make a comfortable room where they could enjoy the garden with their young daughter. They both felt that the clean lines of a Mediterranean style conservatory would complement their new build home but also wanted something that little bit different. Luckily their local Ultra Installer had the solution. The Elevation Plus roof from Ultraframe was the ideal choice with its contemporary appearance and unique ‘hipped’ wings, which allow more light into the conservatory. The 3.5m x 3.5m conservatory leading from their lounge room has become a much loved and well-used addition to their home.

Rebecca told us, “I love to entertain friends and don’t like to miss out on the fun whilst I’m cooking, so a conservatory that combined a kitchen with somewhere for friends to relax was something I had dreamed of for a long time. In England and Wales, Building Regulations are not required as long as the conservatory: • Has a roof made of at least 75% transparent or translucent material (glass or polycarbonate) • Has at least 50% glazed walls (i.e. no more than half of the wall area should be brickwork, masonry or solid panels) • Has a floor area of no more than 30 square metres

• Is permanently separated from the rest of the house by an exterior quality lockable door • Has thermostatically controlled heating

• Satisfies the Building Regulations with regard to toughened or safety glass (any reputable installer will ensure this happens automatically)

• Does not contain sanitary or drainage facilities (one of the most likely reasons for a conservatory requiring Building Regulation approval is that all or part of it is being used as a kitchen)

The requirements in Scotland, and to a lesser extent Northern Ireland, are different to those in England and Wales. If in doubt, please ask your Ultra Installer or contact the Building Control Department of your local council who will be able to advise you on the specific requirements in your area.

Step 2 Construction of the dwarf cavity wall begins (if you’ve chosen to have a dwarf wall in your conservatory).

Step 5 The aluminium glazing bars and ridge are installed first, followed by your chosen glazing material (either polycarbonate or glass).

Step 3 The floor slab is prepared. It’s recommended that insulation is added to the slab and/or cavity walls at this stage.

Step 6 Glass sealed units are fitted into the side frames to complete the structure.

Step 4 Both the inner and outer walls of the cavity wall are now completed. Your installer will make every effort to ensure that the masonry matches the brickwork of your home. PVCu windowsills and frames are fitted onto the top of the dwarf wall and then it’s time to fit the roof.

Your conservatory is ready for you to furnish and enjoy for years to come.
