CASE STUDY – Fairmont & hilton Hotels
Dundee 360 Real Estate Corporation asset managed the world’s largest single portfolio of Fairmont and Hilton Hotels on behalf of Ivanhoé Cambridge, a subsidiary of the Caisse de dépôt et placement du Québec and one of the ten largest real estate companies in the world. The original portfolio included an array of 11 historic landmarks, elegant resorts and urban city centre properties located across Canada, the United States and Barbados.
11 HOTELS ORIGINAL ASSET PORTFOLIO To increase the long-term value of the Fairmont and Hilton portfolio, Dundee 360 Real Estate Corporation executed a $250+ million investment program to reposition these core assets to take full advantage of improving income and capital market opportunities. Our capital plan was judicious, as funds were invested only where analysis supported a qualitative and quantitative return on investment, with the goal of establishing market-leading properties. Dundee 360 Real Estate Corporation completed major room renovation programs at several hotels that meticulously planned and coordinated to minimize business displacement. One such program was the $75 million renovation of the historically-significant Fairmont Le Chateau Frontenac, which included the refurbishment of 313 hotel rooms, transformation of the main lobby and food & beverage outlets, construction of a new floor of Fairmont Gold rooms, expansion of the Fairmont Gold Lounge, addition of a luxury spa, renovation and expansion of the health club, meeting space expansion, continuation of masonry and roof replacement work on the hotel’s landmark exterior.

Giulio Artico B.Arch, OAQ VICE PRESIDENT, PROJECT MANAGEMENT Giulio brings a diverse background to the Dundee 360 Real Estate Corporation team. As Vice President of Project Management, Giulio is responsible for the project management teams in charge of the refurbishment and repositioning strategy of the Fairmont Hotels and Resorts portfolio. In addition he is responsible for the growth of the group. Career Highlights Include: Executive Director of Design & Construction for Fairmont Raffles Hotels International • Opened the Fairmont Hotel in Jaipur, Raffles and oversaw design planning for Istanbul and Swisshotel in Kazan, Bangalore and Atyrau • Responsible for numerous renovation, refurbishment and infrastructure projects of Fairmont properties in Singapore, Barbados, Bermuda, Whistler, Vancouver, Quebec City, Montreal and Ottawa • Repositioned the Fairmont Monte Carlo and The Savoy in London

Bryan McNicholl DIRECTOR As Development Director of Dundee 360, Bryan brings almost 30 years of real estate development and project management experience and relationships to the table. Known as a creative thinker who enjoys solving complex issues, Bryan served as Project Manager for Station Mont-Tremblant, on behalf of Intrawest Corporation where the team executed on developing and constructing +/-$750M of resort real estate, hotels, amenities, and ski operations. Bryan was responsible for projects in commercial real estate development and leasing, and also in resort operations, tenant improvements, rentals, retail, food and beverage. Bryan was also responsible for numerous high-profile capital projects such as: North America’s only 8 passenger heated detachable gondola, development of the Versant Soleil ski operations, Mont-Tremblant’s summit F&B development, Diable et Géant Golf Courses, and various other resort amenities. It was his versatility and adaptation capabilities that led to his relocation to Blue Mountain Resort in 2000. He was a founding member of the team that developed over $660M of recreational real estate at the base of the mountain including Village hotels; the Westin, Mosaic, Grand Georgian, Seasons at Blue, and Weider Lodge, Plunge Aquatic facilities, numerous village commercial icon buildings, as well as the residential single-family lot development and civil infrastructure.
