Know what you want What does the work entail? How will it be done and by whom? How will it affect your day-to-day living arrangements? Should you consider moving out? What if you have questions or want to make changes? Set a realistic budget Decide as early as possible how much money you want to spend – this allows you and your builder to focus on the work that is achievable within that budget. Sit down with your lender and discuss the amount you can reasonably afford and the most suitable financing options. Don’t choose a builder on price alone Does the builder understand what’s involved in your project and have the necessary experience? Will the builder offer a warranty on the work? Carefully check out the company Before you enter into any kind of agreement, do some checks on the company. Check with your state licensing body to ensure the company has the necessary licences or registrations and whether anyone has lodged a complaint against the company. The Housing Industry Association has more than 40,000 members who abide by a code of conduct. HIA members can coordinate all aspects of your project – permits, materials, trade contractors, supervision and inspections. Plan for the long term Thinking ahead avoids short-term renovations that may need to be redone in future. Professional builders can conduct a thorough inspection of your home and offer suggestions for the most effective sequencing of work over a period of time. Plan ahead for your finishes Typically, homeowners are responsible for choosing cabinets, flooring, tiles,

fixtures and the many other finishes that will complete the job. Set aside plenty of time and begin early – in some markets, there may be a delay for special orders. COLOUR for your home
If you’re building a new home, make sure it is positioned to make the most of solar passive design opportunities. If you’re renovating, consider changing rooms around to take passive design into account.

Incorporate shading structures or eaves to minimise the entry of summer sun and allow penetration from winter sun. Insulate the walls, floors and ceilings of the home with the most suitable material and one that has the highest R-value for the job. Combine this with thermal mass, e.g. bricks, concrete and earth, inside the home. Seal around external doors and windows and install self-sealing exhaust fans in bathrooms, toilet and laundry areas to limit draughts. Select window glazing – e.g. single, double or tinted – that achieves optimum glazing conditions for your climate. The correct placement and selection of windows will also help maximise cross ventilation.
The skilful use of colour can create illusions – pale hues reflect light and make small rooms seem larger, while dark colours can make large unwelcoming spaces feel cosier. A light colour on the ceiling – white is probably the best option – makes it seem higher, hallways or passages seem wider. Cool colours such as blue, turquoise and blue greens are most effective in warm rooms that receive a great deal of sun. Warmer colours include the full range of reds shading into pinks,
orange and yellow. These colours also tend to be mentally stimulating and energising, making them best for rooms such as studies where creative work takes place. Follow these suggestions to make a new colour work for you. • Create a feeling of harmony and transition within the home by gradually introducing colour changes. This is especially important in open plan settings, but also looks best when adjoining rooms have a progression of colours rather than violent contrasts. • Bathrooms and kitchens are often at the top of people’s renovation wish list and are usually the most expensive to renovate, but there are now paints that can be used on tiles, whitegoods,
