R eserving you r n ew h om e When you have chosen your brand new Wildgoose Home you will complete a reservation form and pay a reservation fee. This will secure your home for a certain length of time, after which the exchange of legal contracts will take place. If you have any queries at any stage during the purchase process, please contact the estate agent for the development or our New Homes department.

V i siting the d evel o pm ent . We are sure you will want to see what your new home is like as its being built. However, building sites are potentially dangerous and are defined in health & safety law as ‘workplaces’. We as the builder are legally responsible for them and must not, by law, allow access to the general public. At certain stages prior arrangement can be made to visit the site and see your home being built. We will provide any necessary protective clothing, footwear or other equipment, for you to use while on the site.

You will need to instruct your own Solicitor to deal with the legal formalities of the purchase from when you reserve your new home through to completion day when you can move in. Your solicitor will liaise with Wildgoose Homes’ solicitor to arrange contracts and proceed towards an exchange. The exchange of contracts is a legal procedure whereby both parties enter into a binding agreement for the sale and purchase of the property. A 10% deposit is required when contracts are exchanged. Your solicitor will talk you through the procedure of buying your house and should keep you informed at all stages. They will also inform you of any matters that you may need to be aware of such as covenants or obligations affecting the property.

Buying a new home is an exciting time, especially those finishing touches that make your house a home. Our New Homes advisor will advise you about the range of “Enhancements” and optional extras you can choose from to make your home reflect you. All optional extras are to be paid for when ordered. Many of the choices are subject to the construction phase.

Once you have reserved your new home we will advise you of the anticipated completion date for it to be finished and ready to move into. We will also advise you at what stage of building your new home is at on exchange of contracts. Please do not hesitate to contact us at any time to enquire about the progress of your home. As the property nears completion the solicitors will be finalising matters. When your home is finished it will be inspected by a NHBC Inspector who will confirm that the property is built to an acceptable standard and meets all relevant building regulations for warranty purposes. We will also carry out our own final inspection and you will be offered the opportunity to view your new home before your Solicitors transfer the balance of payment. On the date of Completion, once the monies have been transferred to us, you become the legal owner of your new home.

Your new home will be supplied with water, electricity and gas services (where available). Once completion has taken place we will notify each of the supply companies of your details and provide them with metre readings taken on the day of handover. Water, electricity and gas up to that point will be paid for by Wildgoose Homes, thereafter you will be responsible for payments. Telephone will be available. However, installation must be arranged by you directly with your chosen provider.

Moving Day Your solicitor will handle the financial and legal matters relating to the purchase of your new home and collecting your purchase monies either from yourself or your mortgage lender. On your completion day as soon as your monies have been received at our solicitors and we have been advised we will release the keys to your brand new home. To avoid any delays, please ensure that your solicitor and any mortgage lender are aware of what date you would like to move into your new home. When you arrange to collect your keys we will meet you at your new home to show you how everything works before handing you the keys to your new Wildgoose Home. You can now move in! You will be asked to sign a handover form and we will provide an information pack about your home. This will contain:     

Our contact details Product information for appliances and instructions for the central heating Certificates for electrical and gas installations Any warranties and guarantee A copy of the NHBC new home 10 year guarantee
