Responsible for :

Maintaining a clean, healthy and pleasant environment around the school. Adhering to the specified job description. Following the school maintenance programme. Supervising and managing work schedules for the school gardener/ assistant to the caretaker and 3 school cleaners

“A Grade Two caretaker is a worker appointed by the employer who may be employed to have the responsibility for the safety and good order of the grounds and buildings and to lock and unlock doors; and who may be required to perform and supervise duties of cleaning, attending to fires, heating plant, and swimming pools. In addition to the duties above, the Grade 2 caretaker shall undertake (and shall be available and have the necessary skills to undertake) school maintenance work (in addition to minor maintenance work) which he/she is legally able to undertake and which would normally be undertaken by a registered or qualified tradesperson.”

EXPECTED OUTCOMES Work programme and priorities discussed with Principal fortnightly or as required. Discuss with the Principal and BOT Property committee maintenance and property care issues as necessary Holiday periods of work written down. Leave discussed and work programme provided for. Leave may not be accrued year to year and must be taken annually during school holidays. All internal classroom bins (cleaners will collate these) and external playground rubbish bins emptied and rubbish disposed of in skip daily and washed fortnightly. Soft materials swept back into areas as required. Adventure playground bark redistributed frequently to give a good cover, topping up of areas planned as required. All concrete areas outside building swept or blown as required. External areas of all buildings cleaned and / or water blasted as required. Backwash hall sewer system once a month. Check all classrooms weekly to ensure that fire exits are clear. Sports field preparation as required by staff. Keep recycling and milk bins tidy. Cleaning up after children have had ‘accidents’ Set and Manage the school’s heating and cooling system Ensure all heat pumps are functional daily and report any malfunction of heatpumps to service agents Clean filters once a month Complete any other minor servicing as required Manage the school gardener/assistant to caretaker to achieve the following tasks. Grassed areas are kept regularly mowed. Edges and verges trimmed or edged when required. Weed growth in garden areas and concrete paths kept under control. Weed killers used at appropriate times only. Leaves swept, sucked and removed when necessary. Hosing of hard areas as required. Grounds kept in a clean and tidy condition including removal of waste or animal ablutions if needed. Shrubs trimmed as needed. Prepare ground markings for sports days.

Maintain Hazards Register and have it signed off by the principal Minor work and repairs carried out in consultation with Principal. Light bulbs, florescent tubes, chair knobs, door stops, checked regularly and replaced as needed. All playground equipment given monthly inspection for hazards or identified to Principal as soon as it is noticed. Notebook to be kept for minor matters from staff. Any graffiti painted out or removed as soon as possible. Sumps, gutters, down pipes cleaned when needed but at least twice a year. Complete reasonable requests from the Principal and Deputy Principal even if not specifically in job description. Maintain tools, mowers in good condition. Have serviced when required. Keep any storage areas and/or sheds as tidy as practicable. Monitor school to see if any other areas need attention and consult with the Principal. Unlock the school at 7:30am daily Ensure alleyway gate is locked open at 3pm each day and unlocked and on manual latch from 9am-3pm on school days Ensure bike shed is locked from 9:10am - 2:50pm daily. Ensure that the school is secure at the end of each day and that the school is alarmed. Set up hall for assemblies including sweeping prior, assist with seating, and remove once over. Shifting/moving furniture as required Change toilet towels/rolls and refill soap dispensers as required. Check light bulbs/tubes and replace as necessary.

Supervision of cleaning staff. Ensure that the cleaning of school buildings is carried out to a high standard and report to the principal. Order cleaning products as required and maintain a stock inventory. Liaise with cleaners as necessary and provide cleaning products as requested or necessary. Supervision of School Gardener/Assistant to the Caretaker To support the work of the caretaker an assistant/gardener is engaged. The caretaker will be required, as a condition of employment, to manage and supervise, with care, this employee. Budget Management The caretaker is required to work within the set operations budget in consultation with the office manager and/or Principal.

Receipts are required to be kept for all authorized payments and will need to be presented to the Office Manager. KAIAPOI NORTH SCHOOL MAINTENANCE PROGRAMME. Every month check all playground equipment for wear and tear, hazards, or dangers. In specific check and record on the list provided these areas. Bolts on seats, adventure playground, concrete, splintered wood, sand pits. Check with staff that all doors and windows are secure and have appropriate latches. This is a general schedule only and needs to be interpreted so that the needs of the school are being met and that health and safety are given priority.

January/February. Do an electrical check of switches and heat points. Check painted lines around school, use school line painting tool to upgrade where necessary. Check grass areas for maintenance and repair as necessary Check any fencing, gates, locks, door catches, slide bolts, in particular the Auto-closing gates. Level of sand pit and adventure playground area bark chips. Ensure that these provide impact protection for children. Mediate any loose nails/bolts. Classrooms and building lighting for bulbs. Trees and shrubs to be maintained in a safe condition Spider proofing if needed after discussion with Principal

March. Check water pipes, drinking fountains, hose connections water taps. Check building exteriors for any loose nails, rusty roofs, surface painting.

April Check toilets for maintenance. Check and /or clean out all gutter spouting and drains

May Complete ground markings. Any perimeter tree pruning and grass cutting or poisoning. Check hoses of the fire fighting equipment.

June Check for puddling or water flooding and discuss appropriate action with the Principal. Check all door hinges and lubricate as necessary

July Buildings need exterior inspection of paint work, doors, holes in wall, graffiti, panel damage, ramp nails, for frosts, dry rot.

August/September Check fire fighting equipment

October Check roof, interior painting, sheds, toilets, surrounds and environment, seats, fence and gate.

November Clear Spouting and drains, clear as necessary Check classroom furniture through teachers for repairing. Consult with principal re replacement of furniture. Water blasting, and spider or general pest inspection Prepare hall for end of year events - including internal painting

December. Check drinking water quality. Water blast concrete areas. Minor painting repairs if needed. Prepare hall for Year 8 social Organise and book in carpets as per 2 year plan to be commercially cleaned Any other work as deemed suitable by the Principal. Hours per week: Salary:

40 hours - 7:30am - 3:30pm daily. Paid fortnightly $19.90 per hour ($796 per week). This is above the collective contract agreement rate ($730.97 from 31/7/14). Consequently the attached school level variation will be agreed to. Allowance additional to the hourly rate additional being $0.10 cents per hour clothing ($4 per week).

Negotiations:

This job description is negotiated each year in August. Providing tasks listed in this job description are undertaken a wage increase will be given each year of work anniversary.

Review Process The parties agree that should circumstances change which affect the above calculation then the calculation and individual elements may be changed where all or any of the individual elements contained within the calculation are no longer applicable.
