1. INTRODUCTION Thi s document details procedures for t he management of Goods Lift , Loading Dock and Management services parking at Chifley Tow er. Chifley Tow er & Plaza has 1 Goods lift servicing levels P4 to 42 and 1 Goods lift servicing levels P4 to 3. As w ell as for use by cont ractors undertaking refurbishment w orks, the goods lifts are also for t he use of current tenants w ith in the property. I n order to manage t he process of material delivery, w aste disposal and contractor st aff movements, it is imperative that the procedures set fort h in the document are adhered to by all parties. I ncreased activity in the loading dock make s it essential that all users show cooperation and understanding tow ard each other, gi ven that all parties have st rict deadlines and critical time lines to meet and this can only be achieved through i ntelligent communication. Failing t his, Chifley Managem ent will have final judgment on any discrepancies, disputes and/or disagreements pert aining to lift and loading dock bookings. 2. GOODS LIFT BOOKING All Goods Lift Bookings will be made via the [email protected] on a fi rs t come, first served basis.

Lift bookings w ill be managed via a booking calendar administered by Security and overseen by Management. 2.1 AVAILABILITY The Goods lifts are available for pri ority use (Freight Service) only betw een the following hours: Monday - Friday

11pm – 5am

Saturday, Sunday

24 Hours (subject to other w orks being undertaken in the building and agreement w ith Building Management)

The goods lifts can be used at any other time (Excluding 1800 (6pm) to 2300 (11pm) Mon-Fri) for small deli veries and staff movements. All other tenants, t rades and services use the lifts betw een these times and t here may be longer w aiting periods. U nder no ci rcumstances w ill the passenger lifts be used for the carriage of goods or tools to t he floors. 3. GOODS LIFT PROTOCOL Gi ven the goods lift demand, it is essential that the goods lift is only booked for the actual period it is requi red. All cont ractors are encouraged to collaborate will each other in the efficient use of the goods lift , by sharing booking times for deliveries etc. 3.1 USE OF GOODS LIFT The following protocols w hen using the goods lift w ill be observed: 3.1.1 NON PRIORITY USE All goods will be on t rolleys, dollies or the like, under no ci rcumstances should goods hand loaded into and out o f the goods lift as t his practice takes too long.

All rubbish, w aste and debri s must be suitably contai ned in w heeled bins / t rolleys, loose w aste materials must not be loaded into the goods lift. The goods lift doors must not be held open for extended p eriods, goods should be w aiting in the goods lift lobby for the lift arri val. Goods Lift doors must not be jammed open or in anyw ay stopped from automatically closi ng, as this w ill result in t he lift shutting dow n. The door t racks must be kept clean and clear at all times, failure to do so w ill result in lift breakdow n. 3.1.2 PRIORITY USE Freight Service keys w ill be issued to t he cont ractor w ho has booked t he Goods Lift , and it will be t hat persons responsibility to ensure t hat the lift is used properly and sensibly. 

The goods lift must be kept clean at all times



The door t racks must be kept clear and clean at all times



Damages to t he goods lift caused during Pri ority use w ill be chargeable to the company using the lift at the time of damage.



The goods lift must not be “parked” unattended on a floor for more t han 5 minutes at a time, otherwise access w ill be cancelled. Failure to comply will mean that the contractor w ill be requi red to hi re a Chifley Management appointed dri ver at their ow n expense.



I f 2 cont ractors are shari ng the priority use of t he goods lift w e recommend that a Chifley Management appoi nted Goods Lift Driver be employed in order to manage the process, Chifley Tow er Security can provide a driver at an hourly rate w hich can be split betw een the cont ractors using t he lift.

I f you engage a goods lift driver, fees w ill be payable depending on hours and w hen t he w orks occur. 4. LOADING DOCK PROTOCOL The correct use of the loading dock is also paramount to the succ essful operations of the property. The following protocols must be observed by all cont ractors: 

The Loading Dock is for deliveries and Collection ONLY, cont ractor parking is forbidden.



I n general , a maximum of 20 minutes is allow ed for deliveries and colle ctions, larger deliveries w ill be managed on a case by case basis.



Security / Dock Master must be i nformed of expected deliveries in w riting via email.



For guaranteed access to t he dock, prior booking must be made at least 24 hours in advance, via email – [email protected]



Parki ng in designated spaces only will be permitted.

4.1 USE OF LOADING DOCK The following protocols w hen using the goods lift w ill be observed: 4.1.1 BUSINESS HOURS Duri ng business hours the priority of deliveries and loadin g dock allocation is as follow s: 

Building Services deliveries / collections



Prebooked Contractor deliveries / collections

The Dock Master has absolute discretion over delivery sequences and disputes will not be entered into. Non compliance with his directions may result in future bookings being declined. 4.1.2 AFTER HOURS I n general , loading dock usage will go hand in hand w ith t he Goods Lift bookings, with t he exception of w aste bin removal . 4.2 WASTE/SKIPS BINS A single space in the loading dock will be allocated to Waste / Skip bins and can be booked for such subject to approval of Building Management. As a general rule, bi ns will be brought in w hen they are required and removed as soon as they are full, Chifley Management / Security and the Dock Master will not take any responsibility regardi ng the use of these bins by ot hers. A maximum of 24 hours will be allow ed for any skip bin on site and any new bins must be booked separately, Delivery betw een 4.00pm and 6.00am ONLY w ith prior booking. It is t he responsibility of t he cont ractor to ensure t hat the dimensions of t he loading Dock have been passed on t o t he skip / bin company – any damage caused to the ductw ork / w alls / columns in t he dock w ill be charged to t he cont ractor. Loading dock height 3.4 metres and 10m3 maximum size. Note | For 10m3 bins or larger, no hook system is to be used for delivery. 4.3 LOADING DOCK The loading dock w ill be kept clear at all times, under no circums tances w ill goods or w aste be stored on the loading dock. Duri ng the removal of w aste, cont ractors will ensure that the loading dock is kept clean and free from t rip hazards and it is expected t hat the dock will be sw ept after the removal is completed. The loading dock is under CCTV surveillance; any breach of these protocols will be recorded and taken up directly with t he cont ractor or tenant responsible. 4.4 MANAGEMENT SERVICES PARKING Thi s area is reserved for base building contractors and consultant s undertaking w orks on behalf of Chifley Management. There are six spaces only available for booking on a first come, first served basis, via email – [email protected], with at least 24 hours notice and a maximum of 2 vehicles per company per day. Det ails of w orks being performed and hours required must be included in the booking request. Note | This area is NOT available for tenants or tenants’ contractors. General parking is available at current rates in the Wilson Parking levels and the Domain parking station is nearby.
