Unique location for warehousing operations The Port of Gothenburg Logistics Park offers opportunities that never previously existed. It is located just 10 minutes from the quayside in the Port of Gothenburg and in the heart of Sweden’s biggest automotive cluster. Now add in proximity to central Gothenburg and you have a unique location for establishing warehousing operations. Five landowners have joined forces to offer logistics and warehousing opportunities in the logistics park: the Gothenburg Port Authority, Bockasjö, NCC, Prologis and Castellum. Together we offer premises totalling 500,000 square metres. All of them modern, energy-efficient and high-quality buildings meeting the latest environmental standards. You will be part of a large port cluster, making your business operations both secure and long-term. Close by the park is an already wellestablished logistics area in Arendal, with export and import warehouses, transshipment terminals and more. Since the Port of Gothenburg is close to Volvo, it is ideal for logistics operations servicing the automotive industry. BEST FOR TRAINS Train links to the Port of Gothenburg are so good that a company operating in the logistics park can easily distribute goods from here to anywhere in Scandinavia. The railway lines at the port carry 70 freight trains a day. 25 of them are container shuttles destined for cities all over Sweden and Norway. There are several railway terminals in the port area, including the Arken combiterminal

where trailers and containers switch conveniently from one transport mode to another. THE HUB FOR EUROPEAN MOTORWAYS Road links to the Port of Gothenburg Logistics Park are excellent. Choose the E6 motorway to or from Oslo or Copenhagen – just 3 to 4 hours away by road. National highway 40 and the E4 or E20 motorway hook up with the Stockholm region in just 5 or 6 hours. For transport to the country’s northernmost areas, choose the E45 via Karlstad. The northern part of the park is easily reached via Hisingsleden, which links up with the major European motorways. The part of the park that is closest to the port is conveniently accessed via highway 155. WHEN CAN YOU MOVE IN? Some parts of the park already have tenants, such as DB Schenker Logistics which has a large warehouse right beside the entrance to the port. Other parts of the park will be constructed to meet demand. The entire facility is expected to be completed by 2025.

Every year, more than 200,000 cars are shipped via the Port of Gothenburg. Nearness to the port and the large automotive cluster make the logistics park a perfect location for suppliers to the automotive industry.

The Gothenburg Port Authority has plots in two sections of the logistics park. All told the area consists of 440,000 square metres very close to the sea.

The central part of the Port of Gothenburg Logistics Park lies a stone’s throw from the entrance to the port area. Here an entirely new 420,000 square metre logistics area will be built starting in 2016. There will be space for eight to ten warehouses and distribution facilities. Here too it will be possible to build a 35 metre tall high-rise warehouse. A variety of services are also being planned for commercial vehicle drivers, such as overnight facilities, a café, refuelling station and a truck-stop with secure parking. The Gothenburg Port Authority section of the logistics park will be linked to the railway line. Logistics firms will be able to set up operations here from 2017 and the entire area will be completed in 2025. When this part of the logistics park is finished, the area will have a total storage capacity of 320,000 square metres. What is more, the Gothenburg Port Authority has an additional empty plot measuring 20,000 square metres right beside the port which is already available for construction.

Bockasjö is making a major investment in the logistics park and will provide no less than 160,000 square metres of logistics facilities distributed between five buildings.

Bockasjö’s part of the park offers modern, environmentally certified logistics facilities featuring optimised storage capacity. It will also be possible to tailor and adjust the buildings to suit each tenant’s needs and wishes. The subdivision of the various plots makes it possible to customise the length of each building. The buildings are certified according to the Green Building standard or the eco-classification that meets the individual customer’s needs and wishes. All told Bockasjö has more than 311,000 square metres in the area, known as Hisingen Logistikpark. The first building is already under construction and is expected to be ready for its tenants in the first quarter of 2017. Hisingen Logistikpark is strategically located right beside the main Hisingsleden route which links to the European motorways, and it takes just ten minutes to drive there from the port terminals. Short distances between port and warehouse result in low logistics costs.

Bockasjö, Hisingen Logistikpark Bockasjö offers 311,000 square metres in the new logistics park. There will be space here for five large buildings totalling 160,000 square metres. Construction of the first building started in spring 2016.

NCC’s part of the park is called Arendal Green Park. Here NCC will build three environmentally certified warehouses just ten minutes from the quayside.

NCC has at its disposal more than 220,000 square metres right beside the port terminals. This area will be fully built in 2021. All three buildings will be BREEAM-certified and energy-efficient. The buildings’ design will be tailored to suit customer needs – anything from 3000 to 30,000 square metres in size. Each building may have one or more tenants. Tenants can move in 8 to 12 months after signing a rental agreement.

NCC, Arendal Green Park NCC’s portion of the logistics park is 220,000 square metres in size and is already available for construction. Right beside the entrance to the port BREEAM-certified, energy-efficient warehouses will be built to individual requirements. They can vary from 3000 to 30,000 square metres each in size.

Prologis plans to build up to three ultra-modern logistics facilities in the northern part of the park, Prologis Park Gothenburg II. These buildings will be customised entirely in accordance with customer needs.

Prologis Park Gothenburg II is a 130,000 square metre area and construction will commence in 2016. The keywords here are sustainability, flexibility and safety. It will be possible to divide the buildings into different units from 5000 to 30,000 square metres each, entirely based on customer wishes and needs. The park is fenced in and has two main entrances with sliding gates and sentry booths. The generous load handling area (55 m) permits safe handling of goods and trucks. The location of the park allows intensive logistics usage without disrupting neighbouring infrastructure. Its strategic proximity to a large automotive and industrial cluster makes the park a perfect site for suppliers to the vehicle industry. Prologis Park Gothenburg II can be conveniently accessed by road, linking up to the European E6, E45 and E20 motorways.

Prologis Park Gothenburg II All told, Prologis has more than 130,000 square metres at its disposal. The park is already being prepared for the construction of three buildings for seven different customers. The first stage is expected to be completed in 2016.
