Land at Bond Street, Rossington Location In a local context, the site occupies a prime location in Rossington, and is situated on the corner of Bond Street and Bishopgate Lane. The site is within the vicinity of Rossington All Saints Academy & School. The site is within close proximity to a range of amenities including but not limited to Asda, Co-op schools and leisure facilities. The town benefits from excellent communication links. Doncaster is located immediately to the east of the A1(M) at its junction with the M18, the latter providing access to the M1 at Sheffield and the national motorway network. The M18 links with the M62, M180 and the east coast ports. Junction 3 of the M18 motorway lies 1 mile to the south. Rossington lies approximately 7 km from the town centre and 3 km from Robin Hood Airport

Description The site formerly a children’s play area, is now a cleared and levelled site ready for development. The site is secured by fencing on all sides of the land. The total composite site area is shown by the areas edged in red on the aerial photograph and extends to circa 0.33 acres. Planning Prospective purchasers will be expected to make and rely upon their own enquiries of the Local Planning Authority (LPA), in respect of their proposals for the site. The site wholly lies within the Residential Policy Area for Rossington where the principle of residential development is acceptable. The site was due to be ‘deallocated’ as within the Residential Policy Area with our emerging plan. However, this plan is now some 2-3 years away from adoption. Any developer will be required to assess the site specific issues which include the loss of green space due to be designated as ‘open space’ in the emerging plan, highway safety and neighbour amenity. There doesn’t appear to be any planning history to the site of note. In summary the site is suitable for a range of uses within the built up area of Rossington, including residential development, subject to site specific considerations. The aforementioned guidance is provided to assist however is not binding on any future decision that the Local Planning Authority may subsequently make. Developers are advised to contact the Planning Department for formal guidance as to what proposal would be suitable for the site, all applications will be considered on their merits. Highways The site has two possible access options, from Bond Street or Bishopgate Lane it is envisaged that this will form the principle point of access for any future development proposals for the site.
