This city is one of the coolest capitals in the world. With its very special history and many historical sights, Berlin is the epicenter of the European creative scene and an attraction pole for cosmopolitan talent from across the globe. Its divergence from cities such as Paris or London, with their centuries-old urban structures, emerges from this very absence of structure. Springing from the gap is an enormous potential for development, a realm of possibility constantly being reinvented by cleverness, creativity, flexibility and idiosyncratic allure. No wonder so many fashion and music industry trendsetters, the greatest art and cultural institutions, high-ranking government officials and businessmen have succumbed to the city’s bold charms. Berlin is more than just a business destination, a tourist attraction and political center; it is the driving pulse of a new generation of committed urbanists that want to live just that – this juxtaposition of the luxurious and the rough, the subversive underground and high cultures. The fascination for this place has inspired us to take the city’s pulse, to translate it into construction culture. It is along these lines that we plan and realize our own, architecturally unique urban building blocks. With their smart, sovereign designs, J. MAYER H. Architects counts among Germany’s most progressive architecture firms. Experience gathered in the realms of art and sculpture, interactive media and responsive materials plays a key role in the development of space; from installation to urban development planning and international competitions, cooperative teams engage in multidisciplinary spatial research concerning, for example, the relationship of between space and the body, or nature to technology. Be it challenging the principles of construction to benefit shifting scale or melding vision and functionality - the interweaving of artistic and architectural strategies is characteristic for the works. Materiality and sculptural impression are decisive factors for the concept of each project, with new haptic and sensory qualities generating a unique feel and ambience in each of the spaces. The resulting balance of discretion and indiscretion, public and private image and its graphic and visual execution are a testament to J. MAYER H. Architects’ understanding of sophisticated living. The J. MAYER H. team follows a classic, conceptual approach to every one of their construction projects: a transformation born of a careful analysis of site, context and history shapes every project, influencing the structure’s formal and architectural rationale. As a result, the design for Johannisstraße 3 challenges the usual perception of heterogeneous cityscape, completely re-interpreting a classic townhouse with a richly structured façade. It is not without cause that J. MAYER H., with his constantly reinvented approach to design, counts as “Germany’s most innovative architectural export”. J. MAYER H.’s work has received several international awards including the Mies van der Rohe Prize, the Holcim Award in Bronze for sustainable architecture and the red dot award; his art and architecture projects are featured in collections including the Museum of Modern Art in New York and the SFMOMA in San Francisco.

SPACE FOR URBAN LIVING ARCHITECTURAL CONCEPTS

Twenty years after reunification, the historic center of Berlin near Museum Island and Friedrichstraße is a charming mixture of renovated 18th and 19th century luxury buildings, pre-fab concrete structures and contemporary architecture. And yet even a big city like Berlin has its surprising moments; just a stones-throw from the hustle and bustle of the Friedrichstadtpalast, a new building’s unmistakable look forms an interesting contrast with the Kalkscheune’s old, typically Berlin structures. Developing out of this soft, three-dimensional, sculpturally crafted façade of countless vertical slats is an architecture infused with poetry. An artistic-architectonic approach mingling architectural structure and sculpture in this unique, urban location, resulting in a novel apartment building with luxuriously refined, yet very private living spaces. The variable floorplans featuring ceiling heights between 3.2 and 5.8 meters in the gallery areas are tailored to accommodate individual living needs; be it a townhouse with a private garden, a classic apartment or a penthouse offering a spectacular view of Museum Island landmarks, residents can choose what best suits their personal vision. The flowing floorplans with differentiated building heights and interesting succession of rooms integrate the advantages of an open design with urban living. Here the residential utopia design approach of the 1960s and 70s is taken a step further, transformed into a model for contemporary living. Unique spatial qualities in the open residential landscape are developed via organically formed, sunken lounge areas. These lowered areas, by contrast, give the residential spaces above a sculptural impression, lending the individual and open living areas a distinctive ambiance. The individual apartments are oriented away from the Johannisstraße towards the quiet garden courtyard or atrium and are lit from several directions. Generous transitions to the graduated exterior areas create an open living experience in the middle of the city, while the variable building heights form an interesting succession of rooms on the individual floors. Another signature feature is the façade, developed using next-generation, computer-integrated processing technologies. The carefully thought-out, multi-functional aluminum slats in front of the floor-to-ceiling glassed living areas shield the private sphere from view from the outside. At the same time, they also preserve the exterior’s grandiose effect in its transition from enclosure, floor cover to sun shield.
