Welcome to the 26th London Evening Standard New Homes Awards. Meteorologists say they will soon be able to predict the weather for a full year. Wouldn’t house builders love to forecast with certainty the state of the economy in a year’s time? Instead, as developers in this great city, you have to ride the waves - and while most years are difficult to predict, this year has thoroughly tested your skills.

Capital cities are special places and special cases with their own momentum. Brexit might send the pound crashing but the rise in London house prices year on year more than outweighs the dip, creating opportunities for home searchers, investors and foreign buyers. New builds, with unexpected new discounts, are again popular with the latter - but Londoners, too, are keen to invest in their homes as near-zero interest rates, combined with an expected rise in inflation, ensure savings accounts and gilts offer next to no returns. Categories 3. BEST FAMILY HOME Divided into three price categories: up to £750,000, from £750,000 to £1,500,000 and over £1,500,000. Homes should be in welllocated, attractive settings, offer a sense of arrival and have imaginatively designed yet practical interiors for family living.

The awards are divided into 13 main categories, reflecting the diverse range of homes available in the London Evening Standard catchment area. Some categories are for individual homes and others for developments, both large and small. All categories are open to developers of any size, but in some, the larger and smaller housebuilders will be judged separately, so please indicate on the entry form whether you build less than 100 or more than 100 homes per year. You may enter the same property in more than one category, so please read the following criteria, and then decide which categories you wish to enter. All category winners will be considered for the Grand Prix Award.

2. BEST APARTMENT This award covers the full range of apartments from penthouses to factory lofts, from heritage conversions to mansion or school redevelopments, from city crashpads to flats in spectacular skyscrapers.

4. BEST LUXURY HOME Top of the range properties, brand new or refurbished, in coveted locations and with sumptuous top quality interiors. These homes may come with luxury lifestyle extras such as spa, valet parking and concierge services.

6. BEST OUT OF LONDON HOME 1. BEST FIRST-TIME BUYER HOME Developers have an opportunity to excel in this key sector of the property market. Entries are invited for lower-priced yet outstanding starter homes that do not compromise on style and construction quality.

A chance for Home Counties developers to show that homes in the suburbs and the commuter-belt can match the very best in the capital. It could be a spectacular rural retreat, a thoughtfully designed family house or an apartment that packs a punch.

5. BEST LONDON HOME Apartment or house, conversion or new-build, a one-off property or part of a development, this award celebrates the capital’s most outstanding home in terms of architecture and design, value for money and how it meets the lifestyle needs of buyers.

Sensitive conversions and restorations that retain and enhance the original building while creating appealing modern homes within. It could be a single home project or a redevelopment that creates a number of homes. Please include information showing the building’s history.

A one-off “green” home or development that responds to today’s environmental challenges and meets or surpasses industry targets in terms of energy efficiency, recycling and sustainability. Homes must also be sympathetic to their location.

13. HOME OR DEVELOPMENT OF OUTSTANDING ARCHITECTURAL MERIT Entries from architects and selfbuilders as well as developers are welcome for this award celebrating exceptional design. Qualifying projects include spectacular oneoff homes, ambitious conversions, apartment blocks and skyscraper designs that combine form and function and push architecture into new and exciting directions.

11. BEST SMALL DEVELOPMENT Open to developments of up to 30 homes, new-build and/or conversions in any setting, style or location. Entries should make clear how the development creates a sense of place and allows residents to feel part of a community.

8. BEST REGENERATION PROJECT Inspired developments that have transformed a neglected site or zone into a vibrant new quarter, typically with a mix of residential, retail and commercial premises, and has improved the lives of the local community.

Entries are invited for high-quality developments that provide homes for people in housing need and those taking their first step onto the property ladder, either rented housing or shared ownership schemes.

Open to developments of more than 30 homes, this category includes large-scale schemes that might be a new district or neighbourhood in their own right, including amenities, even a workplace, as well as a place to live.

GRAND PRIX AWARD The prestigious Grand Prix Award is given to the home or development considered the most outstanding by our panel of industry and reader judges. All category winners are automatically entered for this special prize.

Judging Process In choosing award winners, judges will be looking for homes and developments that reflect, or exceed current best practice in the housebuilding market, specifically in the areas of:

STAGE ONE An independent team of industry experts will assess all entries based on the submission documents. They will then identify which properties should be visited for more detailed scrutiny.

STAGE TWO An industry expert will visit the home or development and assess it under a range of different quality criteria. You will be notified if your entry has been taken forward to this stage of the competition and access is required. Visits will take place during February and March 2017, so please ensure that the judge will be able to gain access to both the inside and outside of the property if it is selected for viewing.

After all the visits are completed, the expert judges will compile a shortlist of properties that will go forward to the final judging stages.

STAGE FOUR Readers of the London Evening Standard – all of whom have an interest in the markets covered by the awards – are invited to join the judging panel for the final assessment of the shortlisted entries.

STAGE FIVE In conjuction with our industry experts, the reader judges will choose a ‘Winner’ and ‘Highly Commended’ in each category.

Awards celebration A London Evening Standard New Homes Award carries a very powerful endorsement and winners are encouraged to make full use of the promotional opportunities that go with it. The winners will be presented with a plaque displaying a unique design of their award winning property and an award winner’s banner for display purposes. A full report and feature on the 2017 awards will appear in the London Evening Standard’s Homes & Property magazine soon after the event. CONDITIONS OF ENTRY

Housebuilder 1. Entry is open to all house builders and their architects active within the catchment area of the London Evening Standard. (See map)

5. The London Evening Standard reserves the right to publish details of entries from the material submitted. Please provide high resolution digital images of the entry as well as a high resolution company logo.

2. Entries should be confined to homes completed and ready for occupation within twelve months to 31st January 2017.

6. The Judges’ decisions are final and correspondence will not be entered into.

3. Each entry form must be completed in full and accompanied by a fee of £600 (£500+ VAT) per category. Cheques should be in favour of Evening Standard Limited.

7. Arrangements must be made for the safe return of the submission, if required. The London Evening Standard cannot accept responsibility for any loss or damage should the entry be returned.

4. Award ‘Winners’ and those ‘Highly Commended’ will only learn if they have been successful at the awards lunch. It is therefore imperative that the publicity material under section 5 of the entry form is of good quality and is included with each submission.

8. All award winners will be provided with an electronic version of the official London Evening Standard New Homes Awards 2017 logo for use in advertising and promotional material. No other variation will be permitted.
