Donald F. Walston, CRB Owner and Executive Chairman Coldwell Banker Howard Perry and Walston

Don Walston’s extensive experience and background encompass almost every area of the real estate business, from development and building to sales, management and brokerage. Don entered the real estate business in 1966 and after a successful sales career, he formed a partnership in 1973 with one of the Triangle’s most respected builders, Howard Perry, in what was to become Howard Perry and Walston Realty, Inc. was born. In 1979, under Don’s leadership, the company forged a pioneering relationship with Better Homes and Gardens® acquiring the franchise rights to the Triangle and the entire state of North Carolina. It wasn’t long before Howard Perry and Walston became a dominant force in the Better Homes and Gardens® network.   In 1982, Don acquired Howard Perry’s interest in the business and with a new partner, Alton Smith, proceeded to lead the company through an unprecedented period of growth and expansion. By attracting the Triangle’s most talented real estate professionals and with aggressive acquisitions, the company grew to include offices in Raleigh, Garner, Knightdale, Chapel Hill, Durham, Hillsborough, Cary, Clayton and Wake Forest. By 1996, with sales of over a billion, Howard Perry and Walston Realty had become the leading real estate company in the Triangle. In 1998 Don Walston became sole owner of Howard Perry and Walston and in 2005 the Mebane sales office was purchased.   Weighing the advantages that the Coldwell Banker franchise offered, Howard Perry and Walston became the largest independent Coldwell Banker affiliate in October 2001.   Additional accomplishments include a new home marketing division that is number one in the Triangle, a relocation division that controls 65% of the area’s relocation business and the establishment of vertical integration partners that include in‑house mortgage, title, referral, and insurance services companies. In this new century, Don’s belief that the real estate business must change to meet the demands of the customer has led to the development of leading‑edge technology resources and tools designed to enhance consumers’ home buying or selling experience.   Perhaps one of Don’s most heartfelt personal accomplishments was the establishment of the Howard Perry and Walston Foundation, the culmination of a lifetime belief in giving back to the community. Through the Foundation, Howard Perry and Walston has made significant contributions to those in need from the destruction of natural disasters to the devastation of life-threatening diseases. Don also established a personal foundation, “Friends of the Performing Arts” from which contributions are made to local arts. Don is an active member of the community serving on numerous boards in leadership capacities.  He is married to Milena, has 4 children, 5 grandchildren and is a member of Bay Leaf Baptist Church.

Christy N. Beck, MIRM, Broker, Senior VP, Director of New Homes

Christy brings with her a solid background in new home sales, management, marketing and training. Her extensive knowledge of the New Homes industry has been gained through her vast experience in positions such as Vice President of Marketing for Bill Clark Homes and Regional Vice President of Sales and Marketing for Sunstar Homes/Lennar Corporation. She is a Member of the Institute of Residential Marketing (MIRM) and a Certified Sales Professional (CSP). Recently she was voted into the IRM Board of Governors of the National Sales & Marketing Council for the NAHB. She is also a member of the New Home Marketing Group of America. Her management philosophy is one that focuses on setting and achieving goals and allowing her team to become the best they can be. She focuses on goal setting, consistent evaluations, and day-to-day management to better improve those around her. Whether managing a team large or small, she focuses on each individual’s needs and skill set. Nothing is too difficult to accomplish, and she works every day to achieve the tasks put in front if her. Christy also served as Listing Agent for several new home communities while at Coldwell Banker Sea Coast Realty in Wilmington, NC, prior to returning to Raleigh in 2010. She managed the sales and marketing programs representing various builders in the Wilmington New Home market. While in Wilmington she also served as Vice President of Marketing for Bill Clark Homes. She developed the corporate marketing program for five divisions in North and South Carolina. She has written an assortment of manuals, including sales, homeowner, system and training manuals. In addition, she maintained budgets, managed model home merchandising, created corporate brochures and developed multi-media advertising campaigns. With ten years of service at Sunstar Homes/Lennar Corporation, Christy held various positions, such as New Home Sales Consultant, Sales Manager, Director of Sales and Marketing and Regional Vice President of Sales and Marketing. She was responsible for all sales and marketing in a multi-state operation, which included being the Broker-In-Charge of over 55 Sales Consultants. Christy has been the recipient of numerous sales and marketing awards by the Triangle Sales and Marketing Council (TSMC) MAME awards including Rookie of the Year (1995), Sales Person of the Year (1999) and Silver Marketing Manager of the Year (2001). In 2012 she was named Sales Manager of the Year by the National Association of Home Builders. Christy is a member if the National Association of Homebuilders, the Homebuilders Association of Raleigh- Wake County, and the Triangle Sales and Marketing Council. She also holds a Master in Residential Marketing Designation as a Member of the Institute of Residential Marketing, (MIRM). She also is recognized as a Certified Sales Professional (CSP). She obtained her Bachelor of Arts degree from the University of North Carolina Wilmington.

Kim A. Agnolutto, MIRM, Vice President, Director of Marketing of Coldwell Banker Howard Perry and Walston Builder Services

Kim joined Coldwell Banker Howard Perry and Walston in 2000 as the Senior Marketing Manager for the Builder Services division, concentrating on New Homes marketing. During her tenure at CBHPW, Agnolutto has served as Assistant Marketing Director and Director of Marketing for Builder Services. In 2010 she was awarded the title of Vice President and was named as the company-wide Director of Marketing. She is responsible for the development and execution of a strategic marketing plan for the firm and its related business affiliates. Kim additionally creates, implements, and oversees a communications program that effectively supports the firm’s vision, as well as training and managing all Marketing Department staff and support. Agnolutto is a member of the National Association of Home Builders, the Institute of Residential Marketing (MIRM), the Home Builders Association of Raleigh-Wake County, the Triangle Sales and Marketing Council, and New Home Marketing Group of America. She has been honored with a long list of local, state, and national recognitions for marketing excellence, to include: “Master Planned Community of the Year”, “Best Full Page Ad”, “Best Master Planned Community Website”, and “Best New Homes Publication” for the CBHPWBS in-house magazine New Homes and Neighborhoods. In both 2008 and 2010 Kim was awarded “Marketing Director of the Year” by the Triangle Sales and Marketing at the MAME Awards. Agnolutto was also recognized as the Silver Award Winner, 2008 Marketing Director of the Year by the National Association of Home Builders. Kelly Talbot, MIRM, Senior Marketing Manager Kelly is a Washington, North Carolina native who holds both an Associates of Arts degree from Peace College and a Bachelor of Arts from the University of North Carolina at Chapel Hill. Talbot also holds a Master in Residential Marketing designation as a member of the Institute of Residential Marketing Council (MIRM), and is a Certified Sales Professional (CSP). She was awarded Marketing Professional of the year in 2008 and 2010 by the Triangle Sales and Marketing Council. Talbot joined Coldwell Banker Howard Perry and Walston Builder Services in 2004. Her duties as New Home Marketing Manager include creating and managing marketing programs and overseeing budgets, ad placement, assisting in design of image package, website launch, social media, event planning, and sales center installation. In this capacity Talbot attends and participates in regular marketing strategy meetings to review sales results, pending marketing programs, and cost efficiency and effectiveness of current marketing initiatives. Talbot is a member of the National Association of Homebuilders, the Homebuilders Association of Raleigh-Wake County, the New Home Marketing Group of America, and the Triangle Sales and Marketing Council. She resides in Raleigh with her husband and two children.

Karl Whetzel, Business Operations Manager & Market Analyst Karl is the Operations Manager and Market Analyst for Coldwell Banker Howard Perry and Walston Builder Services. A licensed broker, he first joined Coldwell Banker HPW in 2002 as a sales agent. In 2005, he joined Builder Services as a Sales Manager Assistant. Since then, from client billing to basic IT support, from contracts & closings to data analysis, he has taken on a myriad of roles and responsibilities within the division. Karl currently reports market research and data analysis, report generation and dissemination, sales and closings processing and tracking, rules and regulation compliance, records maintenance, initiating and finalizing agent hiring/termination transactions, off-site sales office setup coordination-including basic IT/communications systems support. Karl is a native of Virginia and graduated from James Madison University with a BA in English. He moved with his wife Julie to Raleigh, NC in 1999. Currently he lives in the historic district of Spring Hope in a 112-year-old house included in the National Register of Historic Places. Karl’s interests are many including music, reading, science & technology, history, art & travelling. Recently, he has begun to develop an interest in photography. In his spare time, he writes and records his own music. He is also a member of the Homebuilder’s Association of Raleigh-Wake County, Triangle Sales & Marketing Council, National Association of Realtors, NC Association of Realtors, Raleigh Regional Association of Realtors, and the NC Museum of Art.

Although much of the market research available comes from the same data, the interpretations of this information can vary. Our research tends to be specifically tailored to the precise needs of our clients and focuses on competitive positioning for them versus more general information. An in-depth analysis is completed for various geographic areas in order to help determine the viability of a builder’s product for a particular community. A thorough demographic analysis is conducted of the surrounding areas regarding a variety of issues including: available product at various price points in the market, current and future lot inventory and selling prices, price ranges and type of product that have either sold, or are pending in the area.
