Early studies determined that spacing high-performance fixtures 22’ on center in the open office space would align with structural bays and furniture layouts, while alternating with chilled-beam locations. This integrated approach keeps the ceiling unobstructed and provides optimum lighting at the ceiling and workplace. The design team worked with light fixture manufacturers to develop custom broad-distribution fixtures that illuminate the office space to an average of 25 footcandles while utilizing 22’ on center spacing. (3)

BUILT RESULTS THAT MEET PROJECT GOALS

The 175,000 sf Federal Center South serves as the new offices for the US Army Corps of Engineers. Consisting of three floors open to a central atrium, the high-performance facility meets current federal energy goals, is LEED Platinum certified, and meets 2030 Challenge energy and carbon reduction goals.

The atrium avoids the use of direct downlight and is treated instead as a “void” lighting space. Illumination is limited to handrail light fixtures at bridges, and landscape lighting. Allowing the atrium to be “dark” helps highlight the contrast between white office space and the Commons' warmth. Views from office spaces reveal the warmth of the reclaimed wood used at the Commons' walls, which are illuminated by a linear wall mounted luminaire. The atrium is easily seen through the Commons due to its rendering as a void space. (2)

The design team focused on creating an efficient lighting system in the office areas and atrium to allow for more intimate and less efficient lighting at the wood-clad Commons. Energy-use projections indicate 40% overall savings of lighting energy used compared to a typical office building. Lighting Power Density for the project is .65w/sf, while providing 25 footcandles in the open office. (4) Ballasts are addressable for ease of fine-tuning of electric light load shedding during daylight hours. Photocells are located to provide for building perimeter and atrium daylight contribution. A combination of building time-clock controls and occupancy sensors ensure that light fixtures are only on when spaces are in use. Switches, dimmers, occupancy sensors and photocells are wireless to aid in relocation and to maximize ease of use and energy savings. The project has completed the measurement and verification warranty period. The lighting system is performing as anticipated with energy savings that meet project goals. (5, 6) In addition, this project received 2014 ASHRAE Technology Award, 2014 GSA Citation in Northwest/Arctic Region, 2013 Green Washington Award from Sustainable Buildings Industry Council, 2013 AIA COTE Award, and 2012 Sustainable Buildings Industry Council Beyond Green™ Honor Award—First Place for High-Performance Buildings.
