Davison Maintenance is a Computerized Maintenance Management System (CMMS). It manages work by personnel on equipment and other facility assets. Maintain an inventory of parts used from work orders. Report maintenance costs and down time. Some Predictive Maintenance (PdM) is no more than historical Failure Analysis. PredictMate ® reports the impending failure of equipment by analyzing values that exceed or trend toward an alarm limit. This is true proactive maintenance.

The success of maintenance is measured by reporting maintenance activity. You can reduce costs, only if you know where the cost is occurring. Successful work management requires the service of building equipment information and a reasonable work flow. With CMMS software personnel get their work through a system rather than waiting for instructions. Anyone with permission can view the progress of work. For a CMMS to achieve these goals in your facility, there must be a discussion about how to use the CMMS. There must be a sequence of creating and closing work orders, agreed between you and the CMMS provider. Preventive maintenance schedules and predictive measurements must be reasonable and sensible to personnel. You can incorporate predictive maintenance. Just start taking regular measurements, like you would to control any process. A warning usually precedes equipment failure maybe weeks in advance. Predictive software warns you when limits are exceeded.

Davison CMMS is not a program that requires days of intensive training or setup to get started. On-site training can be mixed with implementation. As we gather facility information and setup the system, we can stop for training sessions. Most training has been off-site, remote by Internet connection in informal sessions of about an hour each. This allows the user time to perform their daily tasks and get training after they have accumulated some questions. Tutorials show the basic usage of the program in steps. Context-sensitive help buttons go to related documentation. Davison Software programs are distributive and self-contained which means that they install and upgrade easily. We help you simplify the equipment numbering logic. We often prepare preventive maintenance procedures from your manuals or other existing documents. Then we talk with maintenance managers about how to refine the procedures and scheduling.

Help And Documentation

Help buttons go to related documentation. Tutorials show step-by-step instructions. Documentation is contained within the program or posted at our web site when updated. You can upload data and error information to our web site. Sometimes you do not have time for a remote connection, but we can look at your uploaded information and return a solution.

Davison CMMS helps you manage work and control costs. An equipment can be any physical or abstract asset. Prioritize work and plan the scheduling of work. Keep track of inventory so that work orders are not delayed due to insufficient parts. Preventive maintenance scheduling can be balanced through the year so that it does not come unexpectedly. You can summarize and report the work order and cost data. You can account costs to equipment location or process. Sometimes it is more simple to import engineering data to the CMMS for comparison. PredictMate ® was developed over several years of collaboration with clients and with Wilcox Consulting, Inc. a predictive maintenance consultant. You can change text for Menus, Windows, and Reports. Create your language table or modify as you like.

Equipment Information

The daily routine of Reliability Centered Maintenance in a CMMS is basically Priority (criticality) of equipment. The equipment priority is a default priority for work orders. Preventive maintenance can be scheduled by Equipment priority. PredictMate ® triggers condition-Directed preventive maintenance. Designed for flexible startup with incomplete data. It is good to wait for structured equipment information, but the equipment numbers in Davison CMMS can be changed and all history still remains related to the equipment. This allows flexibility during implementation.

Work Orders & Planning

Find a view of work orders that is appropriate for each user. Some users only need to add work requests. The manager needs a complete view and some planning tools. Use the built-in Gantt chart for planning. There is no need to export to project management software for simple planning. Email is one way to handle work requests from many users without increasing the cost of software. A CMMS with few concurrent users can handle hundreds of users that might only occasionally send a work request by email. By using email, no implementation or training is required, since personnel simply use email to receive and complete work orders. Since email is available on any device, it is not dependent on an operating system or hardware.

Parts Inventory

Analyze parts availability for work orders. Summarize parts needed to a report or email. In addition to the usual tracking of parts inventory, an important report is the report for Work Orders with insufficient parts . You can list work orders that do not have enough parts. You can report or email the parts needed for these work orders from the work order window.

Preventive Maintenance (PM)

Scheduling is easy by one Month / Day. There is no need to build complicated tables. The "PM Start Date" is the basis for Calendar scheduling. Calendar scheduling keeps PM evenly scheduled throughout the year. You can choose simple "Time" scheduling by each equipment component. Time scheduling simply schedules the PM after the last day it was completed. PredictMate works with the CMMS to trigger condition - directed tasks. This allows less work and expense than regular scheduling that might occur too often. We can add custom scheduling that works within the options provided. Dynamic scheduling - means that no PM procedure is scheduled more than once at a time, even when overdue. You can un-do or make exception to PM work orders.

Davison CMMS contains management reports, which often are modified or other reports created to fit your facility. We know it is important to listen to your reporting requirements. At least one custom report is usually included. You can change reports with an economical add-on, ReportWorks

Compare Your Costs

In the Equipment Costs report, energy studies and maintenance costs get a summary comparison. Factors like energy might be entered and calculated external to the CMMS, then imported to the Direct or Energy Costs table in the Equipment window for a simple comparison to other maintenance costs.

Engineering Support

Davison Systems has a practical, hands-on background in operations and maintenance including engineering technical support. We take an interest in projects that include machine condition evaluation, energy audits, and other engineering study. This is evident in the close relation between Machine Condition Evaluations and PredictMate, developed with Wilcox Consulting, Inc. Davison CMMS and PredictMate are designed for adding smaller utility programs with the standard canned program.

PredictMate warns you of impending equipment failure, comparing data to alarm limits or forecasted trends. Consolidate predictive data from various sources to one desktop program for simple analysis and action. Alarms in PredictMate are transferred to work orders in the CMMS for corrective action. Start by adding data. Set alarm limits specifically, or let PredictMate set limits. Add or import almost any type of reading, like vibration, amperage, cycles, temperature, or runtime.

Analysis & Forecasting

Analyze alarms, trends, and forecasted alarms with graphs that are easy to configure. PredictMate is a desktop program where you can configure limits and analyze data from various sources of automated or manual measurements.

Paul Davison started hands-on in maintenance management as a certified operator and plant manager for water treatment. He worked for engineering and contract operations firms as a technician, operations coordinator, and trainer. He has several years of full-time experience in programming for a corporation with enterprise databases. He has supported and developed computerized maintenance management systems (CMMS) since 1986. Davison Software was established in 1991. Paul combined plant management experience and programming skill to develop the Davison Maintenance CMMS and PredictMate®. He continues to apply this combination of skills for engineering support and CMMS implementation.
