The key item I need to talk about this month is your membership in the FLE HOA. All residents are members of the HOA until December 31, 2016. At that point all residents MUST pay a $20/year/household membership fee for 2017. Per Florida Statute 723 we

must have 50% plus 1 of our residents in the HOA to be viable. If we do not meet this number, then the State and ELS will not recognize us. Many of you are asking: “What do I get for my $20 membership fee?” Here is what you get: 1) A Single Voice in the Park for all park-wide issues and a place all residents can go for assistance with their issues 2) Voting rights for all HOA-related events, like the upcoming elections in January 2017 (you must be a member if you want to vote) 3) All activities sponsored by the HOA 4) A lawyer to represent us when issues arise between us and management 5) Liability insurance for all HOA sponsored activities 6) Free coffee and donuts for General Membership meetings (cost about $150 per meeting) 7) Email of notices, Newsletter, and meeting minutes 8) Representation on upcoming rent increases 9) New 2017 Resident Directory 10) Delivered monthly Newsletter (only paid members will get the Newsletter starting January 1, 2017 and it will be hand delivered to your home). continued on page 2 PAGE 1

POOL PATROL NEWS

Resident & guest pool tag policy will be determined by ELS at a future time The pool patrol will randomly patrol the pool. The FLE maintenance crew does an excellent job of keeping the pool and pool area neat and clean. Let’s work together with them on this by observing the rule of “no food or drink” in the fenced in pool deck area. The only drink allowed inside the pool area is water in plastic bottles. You are permitted to have food or drinks in the fenced in patio area. Do not leave your sandals on the pool steps when entering the pool. There are no saving of chairs/lounges unless you are in the pool and plan to lounge upon getting out of the pool. Please be considerate of others by not putting your pool attire on a chair/lounge if you do not plan on using it. Please observe all posted signs.

Any resident who witnesses someone breaking the rules at the pool should report such incidents to a pool patrol member. Residents that have repeat violations will be put on notice with the FLE HOA. Chairman, Dick Mahon is looking to appoint a pool patrol member that is a full-time resident, to monitor pool activity in the summer months. If you are interested, please contact Dick. Message from Steven Bagiardi Forest Lake Estates General Manager I always like to say start by saying hi to all of the great people that make this community so phenomenal! I would like to say hello to all existing residents who are here, welcome everybody who is coming back from up North, and welcome anybody who is new to the community. I hope that everyone had a wonderful Thanksgiving here in the States as well as in Canada and I wish you all a great rest of the holiday season. I cannot believe that it is already December! Equity Lifestyle Properties has owned and operated this fabulous property for almost 6 months and we love it here! As you can see, we have been working hard at sprucing up the place and we have some spectacular plans for the future! I hope that you all have seen me out and about as I am an extremely hands on and active manager which I can attribute partly to my youth. I work long hours BECAUSE I truly love what I do and you will see this passion as you see me out and about. I had a great time at line dancing the other week and I will attend many other events as you will see. I know that this community can achieve some amazing things. You all have given us such a great foundation to begin with and we look forward to building off of it. I have met so many great residents already and have worked with an HOA board that really cares about this community and looks forward to working closely with myself and ELS to make this place even better than it already is! You will see some upgrades happening to the gate systems and some other improvements throughout the park, like amenity lighting. Now for the fun part where I explain some important items and ask for

compliance: Contact Information: There have been many times where the office here at Forest Lake Estates attempts to contact our residents for various reasons and we find that the phone number we have on file is not a working/ current number. Please come up to the office and make sure that we have the most current and best way to contact you incase the need arises. Rent: I would like to remind everyone that rent is due on the 1st of the month and LATE on the 5th of the month. Checks are made payable to Forest Lake Estates at 6429 Forest Lake Drive, Zephyrhills, FL 33540. Also, if mailing checks from out of state or out of country, PLEASE allow adequate time for the rent to be received here in the office. It will be counted as late and you will incur a $25.00 late fee if it is not in this office by 5 p.m. on the 5th of the month. Also, if you have any questions regarding site rent in general and the acquisition please come to the office to get the best information. Trees: I would like to remind everyone that if a Live Oak tree is touching the home as determined by Management, we will trim the Live Oak tree off of the home at our discretion. If the Live Oak tree is deemed dead, or dangerous, Management will remove the Live Oak tree. Residents are responsible for all other trees on their site and must maintain them at their expense. Most trees on a resident’s site were there when you (the current resident) purchased the home, and you therefore adopted this tree and accepted the responsibility of maintaining it. If a resident wants to remove a tree on their site at their own

expense, it must still be approved by Management and the County. Re-sales: The office is currently accepting listings. Unfortunately, due to not having a designated sales person, we will only accept a handful of listings at a time. We have MANY walk-in prospects that ask us what we have for sale. We will be the first place that individuals will look when looking for a home in here. I can assure you that listing with us will be a great choice. Newsletters: The HOA is in charge of newsletters and will be attempting to email all copies. Should you want a hard copy, the newsletters will be located in the screen room by the clubhouse. Trash: On your scheduled trash day you must put your trash out by 6:30 a.m. to ensure that it gets picked up. There are no exceptions to this. If your trash is not out by 6:30 a.m. the day of pick up, the crew will not be back to pick it up later. Lastly, I would like to thank the HOA for making your voices heard throughout the park and especially for working so diligently on these newsletters. They are appreciated by everyone. Please everyone; enjoy your time here as it really is a beautiful place!

BASKETBALL LEAGUE

Basketball Activity Leader Dick Mahon is recruiting men and women to play 3 on 3 basketball games. If you are interested contact Dick at 301-9280279. Teams will be formed by holding a draft of players on Wednesday, January 11, 2017 at 6:00 PM at the basketball court followed by a league game. Games will be (4) ten-minute quarters (clock will run continuously, except for time-outs). Games will be held every Wednesday evening and will end March 16, 2017. Further rules will be discussed on January 11th.

2016 CRAFT SHOW

Forest Lake Estates annual craft show will be held at the clubhouse from 9:00 until 2:00 on Saturday, December 3. We are expecting about 40 crafters to display and sell their hand made items again this year. For those crafters who haven’t signed up for a table yet, contact Nancy Matthews. Table fees for Forest Lake residents are $10.00 and for outsiders $15.00 on a first come basis. So get your money in soon. There will be coffee and donuts in the morning and lunch will be served starting at 11:30. Lunch will be chicken or ham salad sandwiches, chips, home made pie and lemonade for $5.00. We will also have bean soup for $2.00 a bowl.

We welcome any new residents who wish to join us. We meet every Thursday from 1:00 – 3:00 pm at the clubhouse. 12/1/16 – Candy Cane Wreath – Bring 10 Candy Canes, and one long piece of Christmas fabric ribbon – 1 yard. 12/8/16 – Snowman Button Pin – If you have a pearl large, medium and small white button please bring along with you. If you do not have any buttons the cost will be $1.00. 12/15/16- Paperback Christmas Tree- You will need a paperback book regular hard cover size, about 500-1500 pages. All other materials needed will be provided. Cost will

ART IN THE PARK

November’s Art in the Park was fun filled with 15 participants, each painting and going home with her own piece of art, “The Sunflower.” December’s Art in the Park should be equally as much fun with each one painting a huge ornament ball. All materials will be provided. Cost remains at $10.00 per person and will start promptly at 10:00 a.m. on Wednesday, December 8th and reservations are required to keep class size limited. WOOD CARVERS Our season has started with a number of members attending our meeting. Meetings are held Mondays and Thursdays from 10:00 - 12:00 in the arts&crafts/pingpong room. Everyone is welcome! If you are curious about what carving is all about, come on by, sit down and meet the folks who will be happy to show you what it’s all about. The club has tools for beginners to use before they decide to take it up more seriously. We have scheduled a beginner’s workshop for Thursday January 19th where we will provide everything you need to carve a “Lil Abner boot.” As in previous years, we will have a number of other workshops with guest carvers to help people learn new skills or simply improve on what they do now. An example of some of the workshops planned are: power carving, painting, professional guest carver workshops and chainsaw carving. Hope to see you there!

Rumor Has It...Wrong!! With all the changes happening in FLE it is not surprising that there are many misunderstandings becoming rumors that make their way around the park This column will address rumors as they come around and attempt to put an end to them by giving the correct interpretation. RUMOR

The number of homes for sale in the park is at an all time high. FALSE. The number of homes for sale is lower than the normal 10% attrition for a 55+ community.

It is difficult to get approval to buy a home in the park. FALSE Don’t confuse the purchase of a mobile home (similar to buying a car) and getting approval to be a resident in our park. The requirements are very detailed but the process in our ELS office is speedy once all info is provided. (For more info go to www.FLEcommunity.com/ELS_app) Persons applying for resident approval will need to have a criminal record check and a financial background check done. Once all of the required documents are in place, it can take as little as one day if you are a US citizen ($50 per person) or up to three weeks if you are a non-US citizen ($75.00 per person). Renters only need to have a criminal record check . If you are repeat renters you will not need to re-apply (unless you miss a year). The cost is $25 per person for US citizens and $37.50 for Non-US citizens.

RUMOR

In the future, homes in the park older than fifteen years may not be sold. FALSE “ELS looks at every home on a case by case basis, but since they only list a handful of homes at a time, they do not always accept older homes.” Older homes may be sold privately or listed by a private agency.

FOOD DRIVE As we have done in the past years, we will be collecting non-perishable food items and donations for our local Neighborhood Care Center. We will be at the clubhouse on Monday and Tuesday, December 5th and 6th from 10 a.m. to 12 p.m. The Neighborhood Care Center gives food baskets to needy families here in Zephyrhills. If you prefer, you can make a check out to the Neighborhood Care Center. Donations will be used to buy fresh food, ham, turkey, etc. The Care Center is really in need, let’s do our share to help those less fortunate in our Community. Thank you for your support. The Wednesday Men’s golf League will be playing at Heritage Isles Golf Course again this year. The league will start on Wed Jan 4, 2017 and will last for twelve weeks. League dues are $18.00 which is paid out as prize money at season’s end. Car pooling for the season is scheduled by the first game. A sign-up sheet for tee times in December, prior to league starting, will be posted on Clubhouse bulletin board. Notice of a meeting in December will be posted on Clubhouse bulletin board.

This year the Monday Golf League will be playing at three courses, Sherman Hills, Lake Bernadette and Diamond Hill. The league will start on Monday Jan 2, 2017 and will last for twelve weeks. Welcome Shufflers - 2016-2017 Season

We are getting busier all the time. Come and join us! Everyone is welcome to join in the morning and evening shuffleboard games. Monday & Tuesday mornings 9:30 Frolics Monday Night is Bowling Pin Shuffle at 6 PM. It is a really fun game to play. We draw chips for each of the three games played. A bowling pin is placed at each end of the shuffleboard courts on the center line between the eight and the ten boxes. The object of the game is to avoid hitting the pin, but if the pin falls down, ten points are deducted from the total score for each time the pin falls down from the person who knocked it over. Wednesday Morning is Frolics (round Robin) Shuffle at 9:30 AM. Draw chips once, and play three games on the same court but, changing partners every game, so you end up playing with a different person each game. Everyone is welcome to come join the fun with your friends or neighbors. Thursday & Saturday Morning is Hoss Collar shuffle at 9:30 AM. Come and join us and bring $.50 a person and prepare to be a Winner. We play three games for points with three people on a team at each end. We draw chips after each game. Fill out a score card after each game and the top players with the highest total scores win the money at the end of the games. You could be a lucky winner.

Friday Morning is Singles Mingles Shuffling at 9:30 AM. Draw chips for each of the four games. The last six boxes are X’d off on each game, so you get to meet and play with more people in this game. It is another fun game to play. Saturday Morning is Hoss Collar Shuffle at 9:30 AM. Wednesday Afternoon 8 Park League at 1 PM. Donna Kirktown organizes this Park Exchange Shuffle. Every week we will play three games with another club, either at this park or at another park in the area. Everyone is welcome to join us. We are always looking for new players to join in the fun. Please sign up on the sign-up sheet by Monday morning of each week if you are going to shuffle in that week’s game. Please let Donna Kirktown know ahead of time if you have signed up, but can’t shuffle that week so she can look for someone to fill in. Please be at the shuffleboard court on time. 2017 FLE HOA Membership Campaign “YOUR SINGLE VOICE IN THE PARK”

The purpose of the Forest Lake Estates Home Owners’ Association (FLE HOA) is to ensure our membership and our prospective members are aware of the goals of our Association. We are now conducting our 2017 Membership Campaign. We no longer have a Coop or FLENS organization. In addition there has been a large turnover of homes within the Park and many of our prospective members are unfamiliar with the FLE HOA. Our mandate is to: • Operate an Association encompassing the well-being of the business affairs of the Forest Lake Estates Home Owners’ Association. • Promote FRIENDSHIP and HARMONY between FLE HOA and the Park owners, ELS. • Ensure rent increase are REASONABLE and WORTHY • Ensure ELS is in compliance with 723 F.S., the Prospectus, and all exhibits thereto. It is important that a harmonious relationship be maintained between FLE HOA and ELS. It is also very important that the FLE HOA stands firm on these mandates. ALL Forest Lake Estates residents have an investment that must be protected. The Park must continue to be maintained at the highest levels. The FLE HOA is the ONLY entity recognized by the State of Florida to represent all of the residents in the Park. There is no one else looking out for your best interests other than the FLE HOA. So, it is important that ALL residents join and support the organization that supports you. We need 50% plus one of our residents to join to be a viable HOA. We need every resident to support the FLE HOA to ensure our success in the future. There definitely is STRENGTH IN NUMBERS. Membership dues are $20

per household per year. Dues monies go into our general membership fund for operating expenses, activities, and legal support.

MEN’S NINE HOLE GOLF LEAGUE at SCOTLAND YARDS

We are in the process of organizing this year’s men’s golf league. We currently play every Tuesday morning at 10:00 a.m. Preseason golf has started until January 3, 2017 when the official league will begin.

Christmas is Different in Florida The Christmas season is upon us once again. I remember the first Christmas we spent in Florida. It was in 2013, and we were nervous. Nervous, you see, because we have 3 children and 7 grandchildren back in New England and this would be our first year away from them at Christmas time. We had flown back to New England for Christmas in 2012, but while there, we had a pretty significant snow storm (oh no, that is what we were running away from) and my husband got the flu. We were there for 2 weeks, during which time we saw our kids and grandkids for 2 days. The rest of the time my husband was in bed feeling horrible and I was shoveling SNOW. Over that summer, we made the decision to spend the next Christmas season in Florida. Our kids were not really happy about that, they were concerned we would be unhappy and lonely. Let me tell you, we do miss our family, but living here at FLE at Christmas time, we are far from unhappy and lonely. We have found that spending the Christmas season in Florida is very different from spending it in New England and we think we have adapted well. Obviously, the weather is a big difference. We have not had to shovel snow once since we have been here. We can go visit friends and relatives, do our Christmas shopping or go to a restaurant for dinner with no worry of icy road conditions. Decorating the outside of the house is a snap. You don’t need to wear gloves and heavy coats and the decorations go up so much easier and faster. Taking down the decorations is another story completely. In New England it was often too cold to take the decorations down when the holiday was over. In Florida there is no excuse for not taking them down (well except for shuffleboard, putt putt, HOA meetings, bingo, flea markets, etc). Those old Christmas sweaters (and I had quite a few) were of no use down here. For me, it hardly gets cold enough to warrant wearing a long sleeve shirt, never mind a sweater. However, Bealls has great Christmas T-shirts, both long and short sleeved. Part of Christmas for me is baking cookies for the kids and grandkids. Baking cookies also helped warm the house on those cold New England days. However, with just two of us down here, what was I going to do about that? After all, I can’t bake cookies for just two people. Thank goodness for neighbors and neighbors are aplenty at FLE. I still bake the cookies (now I have to bake way more than I ever did before) and share them with my friends and neighbors. Christmas caroling is different. The songs and the singing

are the same, it’s the refreshments afterward that are a little different. Instead of hot chocolate to warm your cold body, you are cooling down with a beer or a glass of wine. Parades, did I mention parades yet? In New England, we used to go and watch the Parade of Big Balloons. Santa’s sleigh was always the last float in the parade. It was always very cold and we had to wear hats, gloves, boots, and wrap up in blankets. In Florida, Santa arrives via a boat in a boat parade. Although he is still dressed the same, we have on shorts and a sweatshirt, if needed. Christmas dinner is very different for us too. In New England, we always had a traditional ham dinner. In Florida, we started a new tradition of going out to dinner (to a great Chinese restaurant). The first year we did that our kids were appalled that we were eating Chinese food for Christmas, so now we tell them we have ham. Well, they do have ham on the buffet at the Chinese restaurant. Yes, Christmas is different in Florida, but it is also very much the same. It is a time to love your family, be kind to your neighbors, spread cheer where you can, help others, smile, sing carols and celebrate the birth of the Christ child. Baby Shower

That’s right…we’re having a baby shower! This will benefit the Zephyrhills Pregnancy Center. So mark your calendars for Sunday afternoon, February 19, 2017 from 1:30-3:30 at the clubhouse. We’ll have light refreshments and play a few silly games. Hopefully Flo Bonder will arrange for someone to bring a new baby or two for us to see and make over that afternoon. If you are shopping at a yard sale and see some like new or barely used items for sale cheap, pick them up. I was fortunate enough to find a nice one that had 25 and 50 cent baby clothes recently. And don’t forget to watch the sale racks at Bealls as well as the sale ads for diapers and various other baby lotions, etc. Also some of you grandmothers may have access to items from your family that they would be willing to donate. This morning we will ask each member from their perspective service to come up and raise their service flag while we play their service song. We first ask all to stand as I say a quick prayer and then continue standing as we all sing our national anthem Dear Lord, Today we honor our veterans, worthy men and women who gave their best when they were called upon to serve and protect their country. We pray that you will bless them, Lord, for their unselfish service in the continual struggle to preserve our freedoms, our safety, and our country’s heritage, for all of us. Bless them abundantly for the hardships they faced, for the sacrifices they made for their many different contributions to America’s victories over tyranny and oppression. We respect them, we thank them, we honor them, we are proud of them, and we pray that you will watch over these special people and bless them with peace and happiness. In Jesus’ name we pray; Amen.

The guest speaker was our own Ralp Bechtold who served his country honorably for 38 years while serving in both the Vietnam and first Gulf War. Following the speaker, veterans of each branch paid tribute to thier flag being raised while their anthem played.

Judy Banack with her father John Plant. PFC Plant served three years in the army and was a part of the seventh wave in Normandy. Plant was wounded in a fox hole in Germany and received the Purple Heart Award. The Purple Heart is a United States military decoration awarded in the name of the President to those wounded or killed while serving, on or after April 5, 1917, with the U.S. military.

The Keys

For the past few years, five Forest Lake Estates residents have been playing in a band. We call ourselves “The Keys” and focus on juke-box favorites, golden oldies and easy listening music (folk, country, pop); as well as some sing-along songs for senior audience participation. Although we are technically listed as an activity and enjoy performing for all residents and visitors, we are not to be confused with the open jam session group.
