LOCATION AND AREA Colorado River Sporting Ranch is located on the Colorado Plateau, a few miles east of Kremmling, 105 miles northwest of Denver and 173 miles northeast of Grand Junction. The town of Granby is 22 miles east on Hwy 40, Steamboat Springs is 52 miles north on Hwy 40 and Silverthorne is 42 miles south via Hwy 9. The ranch is surrounded by Bureau of Land Management (BLM) lands, Routt National Forest, Arapaho National Forest, White River National Forest, wilderness areas, thee large reservoirs and numerous lakes and streams. It’s nestled in a valley, surrounded by the peaks of the Gore Range to the south, the steep crevasse of the Gore Canyon of the Colorado River on the west, massive cliffs to the north and the Williams Fork Range and Continental Divide to the east. WATER RESOURCES - COLORADO RIVER The one-mile stretch of Colorado River on this property is second-to-none with classic upper Colorado River riffles, runs, pools and flats. Ideal water environment for gold-medal trout fishing is created by a shoreline habitat of willow and tall cottonwood trees on both banks of the river. Start your day at the “Bridge Riffle,” fishing the top portion of the famous “Long Riffle.” As you work above “Long Riffle,” catch a morning hatch on the fast-moving “Cottonwood Flat.” Work your lunch time at “The Weir” going for fish in deep pockets. Continue up the river to “Brown Palace,” where the riffle

forms a real nice run at the tail. Fish will hang in the run or in the riffle above. Save “Beaver Flat” below and “Sherwood Forest” above for the dry fly hatch. While waiting on rising fish, it’s time for “Rainbow Run,” the gem of the river. A long and wide riffle comes together at the tail of an island where a shelf drops off into a nice long and deep run. The water on this stretch of the Colorado River holds fish unlike any location on the upper Colorado.

WATER RESOURCES (CONTINUED) Reeder Creek starts at the bottom of the ranch’s high country. The water from this spring-fed creek flows perfectly for wildlife and cattle grazing. There are many locations throughout the ranch which are ideal for pond development. One fish pond currently exists on the ranch and holds large native browns, rainbows and brooks. This 2 ½ surface-acre pond is a treat to fish and will demonstrate the potential for other pond development on Reeder Creek. From the pond down, there’s great potential for stream development. There’s an approximate one-mile stretch that sets up perfectly for fishing development. Flowing through a rocky canyon area and turning

down through a hay meadow, there’s no shortage of fish habitat. Scuds, caddis and worms are prolific in the water making stream enhancement a simple task. With year-round spring induced flows, and ideal water temperatures, the creek stays open year round, creating a great opportunity for year-round fishing and waterfowl habitat. As the creek flows to the confluence of the Colorado River, there’s an additional stretch which is prime for restoration. Brown trout migrate up Reeder Creek for spawning and with proper development, there’s also great opportunity for spawning enhancement.

RANCHING OPERATIONS The Colorado River Sporting Ranch has a reputation for consistently producing quality cattle that graze on its expansive, lush meadows. Historically, the ranch has run approximately 400-500 pair of cattle with a capacity to run 600 pair. The ranch has 80 cfs of water from the Big Lake Ditch and additional water rights from Reeder Creek which currently irrigates 1,200 acres of meadows, producing 1,200 tons of high-quality grass hay per year. The

ranch currently operates fishing and hunting guide service with approximately 15 angler’s per week enjoying spectacular fishing on this portion of the Colorado River. In the fall, on an average year, hunting operations on the ranch offer the opportunity to host approximately ten elk hunters per year (allowing for 3-4 bulls and 6 cows) and 12 deer hunters (allowing for 9-12 trophy deer).

WILDLIFE RESOURCES Rich in wildlife, the ranch fulfills a nature lover and outdoor enthusiast’s dream offering many species of birds, large populations of deer, elk, moose and antelope. Cedar Ridge borders the ranch for nearly three miles and is a refuge for over 1,000 mule deer each winter when they seek prime winter range for cold season habitat. As the ranch’s mountain timber tapers to sage and hay meadow, the property becomes home to a large population of elk using the meadow year round as a staging ground during transition to and from their summer and winter habitat. Elk use the high country aspen and

timber as their final cover on the ranch in a spot the current ranch family fondly refers to as “The Elk Hotel.” In a typical year, the ranch is sanctuary to nearly 200 calving elk. Bird watching on the property is fantastic with over 15 species of birds of prey including bald and golden eagles. The ranch is home to the largest Sage-Grouse lek with 65 males counted on the ranch in spring 2006. The ranch is also home to the largest great blue heron rookery in Grand and Summit Counties.

RECREATION Endless year-round activities await the sports enthusiast. The confluence of three rivers the Colorado, Blue and Muddy rivers, provide excellent white water rafting and additional fly fishing opportunities. Boating and camping are available at one of three nearby reservoirs, Wolford Mountain Reservoir, Williams Fork Reservoir and Green Mountain Reservoir, and there are endless hiking, biking and riding trails. The area offers several scenic byways. Rocky Mountain National Park, with its breathtaking views and abundant wildlife, is an approximate 35 minute drive from the ranch. Winter activities in the area include fly fishing, hunting, ice-fishing on one of the nearby reservoirs, and world-class alpine skiing is within a one-hour’s drive at Winter Park & Mary Jane, Sol Vista, Steamboat Springs, Berthoud Pass, Keystone, Arapahoe Basin, Breckenridge, Cooper Mountain and Loveland Ski areas. For those who prefer Nordic skiing and snowshoeing, there are over 300 miles of groomed trails in Grand County at Latigo Ranch, Devil’s Thumb Ranch and Snow Mountain Ranch. The Kremmling area has some of the best

open terrain and snowmobiling trails in the state at Rabbit Ears Pass, Gore Pass, Spring Creek, Winter Park and Grand Lake. A relaxing and therapeutic respite is just ten miles away at one of the nation’s oldest, largest and finest hot mineral spas, The Hot Sulphur Springs Resort & Spa, where Ute Indians once gathered to heal mind, body and spirit.
