Buying a New Home versus Buying a Foreclosure By Heather Cole
When buying a home the list of contributing factors that determine what type of home you purchase can seem endless. The following comparison is an effort to help in narrowing some of these down to a manageable level, so that at least the decision on which type of home can be made. Then, all that will be left is to go out and find the right home that fits your needs! In looking into buying a new construction home there are many advantages. The first and most noticeable one is the simple fact that the home will be new. In other words, you get the delightful opportunity to choose your home from the ground up, including the layout of the home, which colors will be used in decorating from the paint to the flooring, lighting, cabinetry, and appliances – just to name a few. Depending on
your budget, you can have pretty much the home you have dreamed of having. New construction homes also have the benefit of being more energy efficient with new windows and better insulation. Exterior materials tend to require less maintenance and the wiring is able to handle all of the new advanced technology that many people have come to count on in their home environment. Additionally, these homes are more conducive to how today’s families live. Kitchens, closets and master suites have a tendency to be larger in new construction homes, which is decidedly more convenient. These neighborhoods generally have amenities, such as a pool, tennis courts, etc. that older neighborhoods do not have which can be a plus if you are active or have children who are.

Another excellent choice when determining which type of home to purchase, especially for those looking for investments, is a foreclosure. Although there has been a recent upheaval regarding the process by which homes go into foreclosure, the actual purchasing possibility for buyers is still a very viable option. Notwithstanding the process, there are numerous reasons why buying a foreclosure makes sense, including low price, flexible financing, and profitability - just to name a few. The most common discount on a home’s price when it falls into foreclosure is five to ten percent below the home’s true market value. However, this price can be lowered by as much as thirty to fifty percent depending on the home and the amount of time the home has been on the mar-
ket. In either case, you are going to be able to purchase the house for a considerable amount less than a traditional resale or new home. Also, because foreclosures are so inexpensive they are great options for resale, equity-building, renting, and other investment purposes. Since many foreclosures are in need of repairs or more extensive renovation, many buyers choose to go this route so that they can remodel to suit their own tastes. So whether you stay in the house for years or choose to refurbish the home and sell quickly, you stand to gain financially. Additionally, if you are in a position where you need to find a home and move in quickly, a foreclosure fits this description quite nicely. Due to the fact that the banks and government agencies that sell foreclosed homes are in a hurry means that they are often willing to accept lower offers on down payments, financing options, closing costs, and all the other miscellaneous costs associated with buying a home. Many sellers will come right out and offer buyers great deals and better contract terms simply to entice them and to sell the house more quickly. Lastly, moving into your new home in a timely manner will also be easier because most foreclosures are vacant. Therefore, you can move in almost immediately after purchasing your home without having to wait for the previous owners to move out. These incentives are just another reason a foreclosure might be a good option for you because when you have made your mind up about where you want to live you can move forward without unnecessary delays. Either option can be beneficial to you as a buyer. Other homebuyers, realtors, and friends can argue with you either way about which type of home to is right for you. However, at the end of the day, you need to determine for yourself what you are looking to procure when buying a home and, hopefully, this information will give you a place to begin.
