Scope of Work: Provide labor ad materials to complete the kitchen renovation as shown on plan set from SDI dated 2/17/12. -DEMOLITION Remove all appliances and discard. (Save existing dishwasher, and garbage disposal and store safely for re-use. Remove all existing kitchen cabinetry and counter tops and discard. Remove existing knee wall and related parts. Remove existing railing on all stairs, foyer and balcony. Remove hardwood flooring throughout 1st floor. Remove existing sink and faucet and discard. Remove existing floor registers. -CONSTRUCTION CLEAN-UP JAS D/B will keep job site kept clean and safe throughout project duration. The home will be broom swept at the end of every day and vacuumed at the end of every work week prior to weekend or more often as needed. The site will be protected with zip walls at key points in the process to reduce dust migration to the rest of the home. Homeowner will need to provide space for a 30 yard construction waste container to be stored on site. All materials disposed of are recycled. :-) -HVAC Relocate (2) air supply vents into nearby cabinet bases.

-PLUMBING Disconnect and reconnect all kitchen plumbing fixtures and reinstall new in same locations. -ELECTRICAL Install plug mold at underside of wall cabinetry. Add switch to control under cabinet lighting. Reinstall disposal switch in new island. Reinstall outlet in new island. Add (1) new outlet in island. Relocate (1) recessed light to center of new island and tie into existing light circuit. Add (3) new recessed lights in the kitchen to the existing circuit. Add (4) new recessed lights in the family room. Move surface mounted light to be centered over table, Dim. TBD by SDI at time of rough-in. -INSULATION & DRYWALL Patch and point up all drywall with-in the kitchen and adjacent room to be painted. -INTERIOR TRIM & STAIRS Remove all existing hand rails to be replaced with new rails as speced. and drawn by SDI. Knoll posts and balusters to be paint grade, rails to be Brazilian cherry. Replace and install any base moulding needed up to new cabinetry to match existing. -TILE & CERAMICS Supply and set tile back splash as drawn by SDI. -FLOORCOVERING Remove all existing hardwood on 1st fl. Install new 5" Brazilian cherry, stain and finish w/ (3) top coats poly. Install new matching shoe moulding. -CABINETRY & COUNTER TOPS Install all cabinetry and cabinet accessories. Template, supply and install granite tops, slabs to be selected and approved by SDI. -INTERIOR FINISHES Spot prime all drywall repairs and point up areas. Apply (2) top coats of Benjamin Moore Latex paint in matte finish. Paint all new trim to match existing. -APPLIANCES Supply and Install SDI. speced appliances per. schedule. -ADMINISTRATION Provide project management resources to keep the project on schedule and on budget. Supervise all trades involved.

Special Conditions: JAS D/Bt to provide all cabinetry and cabinet accessories including cabinet pulls and trash pull-out. Client to provide kitchen faucet and sink. Client to provide all appliances. Project schedule to be built around hardwood install, sand and finish to be performed in the last (2) weeks of June dependent on contract being signed by May 1st to ensure timely cabinet delivery. Project duration to be no longer then (5) weeks.
