Undertaking a building project, whatever its scale, can be a daunting experience but the same basic criteria apply be it a simple house extension or a large office development. This document aims to help potential clients understand the design process, to explain the different stages and process involved. Definition of an architect? Before a person can be called a chartered architect they will have completed a seven year course in the design, specification and erection of buildings. When this has been achieved their name will appear on the register of the Architects Registration Board (ARB) and they can apply for full membership of the Royal Institute of British Architects and use the letters RIBA after their name. Anyone styling themselves building consultant, architectural design, plan drawer and the like, is unlikely to be an architect and may not have comparable skill or knowledge. Please note that the use of the title “architect” has been protected since 1931 and reaffirmed under the Architects Act 1997. When you use a chartered architect you are protected; skills have to be exercised to the standards established by the professional body, in professional conduct and in the procedures by which your appointment is executed. A chartered architect is obliged to uphold the reputation of the architectural profession and fellow professionals; to carry out work on behalf of clients honourably, independently and efficiently; and to declare any interest which might conflict with the status of an independent consultant architect.

Why do I need an architect? It is a good question. You want to build something; why not just tell a builder what you have in mind and leave them to get on with it? Hopefully, your builder will be excellent at building. But only an architect will interpret your ideas creatively and manage the project professionally, providing you with value for money, peace of mind and, most importantly, an exceptional end result. Value for money Architects are professional problem solvers. Their experience and insights can help stretch your budget and add value to your property. They might suggest new ways of utilising space and light, widen the palette of materials, finishes or fittings, find a builder at the right price, and propose design solutions that will reduce your bills when the building is up and running. At a fraction of the total cost of your project, an architect’s fees will prove a sound investment. Peace of mind You think the builders will be doing all the hard work? A mountain of paperwork awaits anyone undertaking a building project. But an architect can help make a molehill of it. When you hire an architect, you have someone on your side who knows the construction industry’s working methods and standards and can guide you through all the relevant legislation, regulations and contractual arrangements.

They will have the recognised educational qualifications and have reached the level of experience necessary to be registered with the Architects’ Registration Board* and thereby legally qualify for the title of ‘architect’. The earlier they are brought in, the more they can help get the project moving, too, with site studies, securing planning approvals and working out financing. Imagination An architect can lift your project out of the ordinary, and turn a functional structure into one that can give pleasure for decades. For more information, visit www.arb.org.uk How do I find the right architect? All building projects are one-offs. Every site, every client, every brief is different. There is no single solution to your project, and there is a galaxy of gifted architects able to offer their own approach to the project. So how do you find the right one? The first step is to narrow your focus and assemble a shortlist from the RIBA register of Chartered Practices.

Why use an RIBA Chartered Practice? The RIBA Register of Chartered Practices was set up to clarify the status of each architectural practice, its expertise and the services it offers. To register, a practice must meet the following criteria: At least one partner or director must be a Chartered Architect (a member of the RIBA) A proportion of its registered architects must be Chartered Architects A Professional Indemnity Insurance appropriate to the scale and type of work undertaken is in place The practice operates an appropriate quality management system and health and safety policy Management procedures are in place To ensure architects working in the practice comply with the RIBA’s Continuing Professional Development (CPD) obligations and adhere to the RIBA Code of Conduct. What should I look for? Before you start putting together your shortlist, consider the demands of the project you are undertaking and ask yourself a few questions. Think about the size of firm you would like to work with and any specific experience or specialization you would like it to have. Should the practice be based locally or within a certain range of your project? Is there a specific approach or philosophy of design (eg. modernist, neo-classical, green) it should follow? Once you have a firm idea about the kind of practice you would like to work with, you are ready to find the right architect for your job.

Architect in the House An hour of your time. A lifetime of difference. In the UK today, almost 2 million UK households await social housing and around 1.6 million children are growing up in homes that are squalid, overcrowded, or temporary. You can help us make a difference – as well as getting advice from an RIBA architect on extending or remodelling your home. Shelter gives immediate, expert aid and advice to anyone affected by the housing crisis. It also campaigns for long-term change to improve the housing landscape for future generations. Architect in the House runs once a year in the summertime – usually June/July and the mechanics are simple: you register your interest in the scheme at www.architectinthehouse.org.uk, and are matched with an RIBA architect in your area who is participating in the scheme. The architect will provide a one-hour consultation for a minimum £40 donation to Shelter. That’s it. Over the past 14 years, members of the public and RIBA architects have raised more than £1 million for Shelter. This booklet lists RIBA chartered practices The RIBA Chartered Practice scheme aims to clarify for clients the status of each practice and the services they offer. All RIBA chartered practices have provided evidence that they meet the following criteria: At least one of the full-time principals (Director or Partner) in the architects’ practice must be a Chartered Member of the RIBA. All architectural work must be under the supervision of a Chartered Architect. At least 1 in 8 of all staff employed in the architect’s practice must be a registered architect (on Architects Registration Board register) or chartered architectural technologist (CIAT member) with RIBA Affiliate membership. At least 1 in 10 of all staff employed in the architect’s practice must be a Chartered Architect (i.e. chartered RIBA member). The architects’ practice must have a current Professional Indemnity Insurance policy appropriate for the work undertaken. The architects’ practice must operate an appropriate Quality Management System. The architects’ practice must operate an appropriate Health and Safety Policy. The architects’ practice must have a written Employment Policy in place which addresses the principles of the RIBA policy statement on employment. The architects’ practice must have an appropriate Continuing Professional Development framework in place.
