SIENNA TOWERS START UP Upon completion, Sienna Towers will deliver 110,000 net sqm of top quality space, distributed over three towers and a podium. The complex will provide a best location for office, retail, hotel and conference functions and will be one of the first commercial projects in Poland with a direct underground link to the metro station. Sienna Towers will be a state-of-the-art complex offering a view to the future by already incorporating smart and eco-friendly technologies. It will become a spectacular example of how modern projects can positively influence the city of the future. The project sets forth Ghelamco’s strategy to transform urban areas into multifunctional, modern and inhabitant-friendly quarters. The complex consists of three towers. Two of them are 130 meters tall and the third tower will reach a height of 86 meters. The Sienna Towers will also comprise a 5-level underground parking offering 920 parking places. An unquestionable advantage of the project will be the direct underground connection with the Rondo Daszynskiego Metro Station. The unique architecture of the project perfectly matches the modern, emerging downtown area in the Western part of Warsaw’s CBD.

Building A is located in the podium and is dedicated to become a hotel and conference center. These new features will be a perfect complement to the newly emerging business district. Additional favorable components of the project will be the two roof top terraces located on buildings B and C, providing a beautiful view of Warsaw’s skyline. The project is designed with a constant focus on sustainability, which is a trademark for Ghelamco. A constant aim to minimize a project’s carbon footprint and environmental impact while maintaining the highest quality standards and creating added value for the city is what Ghelamco stands for. Several innovative solutions will be implemented in the Sienna Towers and will make the buildings very modern and eco-friendly. The investment will for instance possess of an advanced automatic management system BMS and of water saving solutions and it will be equipped with a Samsung VRF system to optimize energy consumption. Special attention has been paid to the development of modern cyclist infrastructure. Bicycle-riders will be able to use a separate entrance, parking spots, locking rooms and showers. The project will be created according to our vision on sustainable development and BREEAM requirements.

URBAN DE VELOPMENT GDANSKI GARDEN STATION Gdanski Garden Station is the visionary project of Ghelamco Poland that will be carried out through a public-private partnership between Xcity and PKP S.A, Polish Railways company. The project has a crucial importance for the city’s transportation strategy as one of the main communication hubs in Warsaw. G H E L A M C O P O L A N D 10

The concept of the project is the development of a 165,000 sqm mixeduse complex with a new railway station, and office, hotel and retail spaces in one place. Gdanski Garden Station is also the realization of a pioneer vision of urban redevelopment, aiming for reshaping vast areas into smart inhabitant and passenger-friendly zones combined with supporting functions like retail, office and hotel. Thanks to the new urban concept, outstanding architecture and carefully

chosen facilities, the entire project will be a spectacular example of how modern cities and communication hubs should be shaped. The principal part of the project is the creation of the Gdanski Garden Station, being a multimodal hub, with the removal of the barriers from north to south, currently created by the railway tracks, as well as the urbanization of the undeveloped spaces along the railway tracks. Liquidation of the barrier will help to combine two districts of Warsaw and Gdanski Garden Station will stimulate further development of this part of the city. G H E L A M C O P O L A N D 11

The public spaces with strong presence of landscape elements, as a hallmark, will complement the project with a public square in front of the railway station and a garden. The large garden located in the space between the buildings will be a place of entertainment, trade and work. The garden will be based on a natural concept which is to preserve the existing trees, in order to create an authentic and historical appearance.

Thanks to the vegetation planted on the large balconies, nature will settle on the upper floors of the office buildings. These architectural elements will enliven the facades, provide cover from distracting rays, and save energy consumed by air conditioning in office building. The complex will be constructed according to BREEAM requirements and equipped with several innovative and eco-friendly solutions. The facade will feature architectural solutions depending on their exposure - facades of northern exposure will be more closed to reduce heat loss in winter, while the facade of the southern exposure will be more open, allowing solar gain in winter. Both solutions will help saving energy consumption in the buildings. Special attention is paid to the development of a modern infrastructure for cyclists who will be able to use parking

spots, locker-rooms and showers. Use of renewable energy, rainwater recycling, preservation of existing trees, and bioclimatic concept facades, are the elements which, in combination with the ecological elements and public transportation will enable the creation of one of the most sustainable business centers in Poland, and even in Europe. All available means of public transport coming to Gdanski Garden Station allow to minimize the use of cars. Gdanski Garden Station project consists of an integrated, multifunctional transport node. The project not only provides transport services concentrated in one place (metro, railway, bus, tram) but also foresees retail and office space. from the convenience of locals enjoying the amenities of the new station, commercial tenants will appreciate the convenience and possibilities of ecological and rapid movement of employees. The presence of commercial facilities along with direct connections to all means of transportation, including railway, metro and a new railway station provide the right conditions to create a large business district, including office buildings, hotels, conference centers, dining options, as well as shops on the ground floors of all buildings. All these features will be developed under this urban project with mutual synergies across the site and also in connection with Gdanski Garden Station being the “entrance gate” to the project, especially for all the people coming to work in the numerous office buildings. OPENING 12 TH OF MAY 2016 WARSAW SPIRE Warsaw Spire is the most important commercial investment in Poland’s capital city as well as one of the tallest and largest office buildings in the CE region. The complex includes a tower (220 m) and two adjacent buildings (55 m) of majestic architecture. Providing over 100,000 sqm of office space and services, Warsaw Spire introduces technological solutions never before adopted in Poland. G H E L A M C O P O L A N D 14

Seeing communities in wider perspective, Ghelamco creates the European Square - a unique public square dedicated to leisure and culture with art installations, fountains, bars and restaurants. Warsaw Spire will become a workplace for over 8,000 employees. The scheme’s original design was conceived with human perspective in mind, as a result of which the project guarantees maximum user comfort and unparalleled qualities. The project’s biggest advantages are its location and excellent commuting options. Warsaw Spire is placed in

Warsaw’s new hot spot – a business center surrounded by numerous emerging residential and commercial investments. There is a newly opened metro line, a well-developed public transport network and a quick way to reach the airport and main railway stations. Employees travelling by car can use an underground parking for 1,300 vehicles, cyclists have their own parking spots, locker-rooms and showers as well as the ability to use a public bike rental located nearby. hours since it is located on the European Square, which was designed to complement the building’s office functions. This urban square will be a car-free zone filled with street furniture, greenery (14,000 plants including 160 trees), fountains and an art gallery. Numerous restaurants and cafés will provide a wide offer for dining. Moreover, plenty of service facilities, such as a nursery, a medical center, gyms, shops, a hotel and conference center are available in the vicinity of Warsaw Spire. The surface of the square will be covered with granite from Spain of different sizes and shapes creating a mosaic.

Ghelamco decided to cooperate on the project with Wirtz International Landscape Architects, a renowned company whose portfolio includes the gardens of the Élysée Palace, Jardin du Carrousel in the Tuileries Garden in Paris, and Jubilee Park in Canary Wharf in London. The square is also contributing to create the green ambience of Warsaw. This is the first public square created by a private investor for the benefit of local community. The design of Warsaw Spire was conceived by architects from M. & J-M. Jaspers – J. Eyers & Partners and PolskoBelgijska Pracownia Architektury – Projekt. The architecture of the tower building is unique. The main facades are both convex in horizontal and concave in vertical plane. The glass covering system was designed-to-order to fit the buildings

geometry and technical requirements. 20% of the facade is constructed outside of the structural slab, which required specially designed assembly methods, scaffoldings and alpinists engagement. The complex consists of three buildings with a total of 109,000 sqm. Most floors have an area ranging from 1,300 to 1,700 sqm. Since the number of structural elements has been minimized, interior arrangement possibilities are virtually unlimited, even when it comes to merging floors. Warsaw Spire is a flagship example of the sustainability philosophy of Ghelamco. The investment comprises highest quality and environmental standards, simultaneously beneficially influencing the urban tissue. Thanks to a series of innovative solutions, Warsaw Spire will be eco-friendly. G H E L A M C O P O L A N D 16

It will be the first building in Poland with innovative energy-saving double deck elevators. The complex will be equipped with a Samsung VRF system optimizing the energy consumption. Moreover, the investment will implement an advanced automatic management system BMS as well as water saving solutions. The project also uses renewable energy supplies. The European Square features enabling public bike rental for all Warsaw’s inhabitants. The best testimony to the project’s unrivalled quality is the number of renowned tenants. The project is a commercial success – several months before its opening the building is already leased

for 75% with an expectation to reach 85% before opening. The complex was chosen by: Samsung, JLL, BNP Paribas Securities Services, Benefit Systems, Bilfinger HSG Facility Management, Daftcode, Addeco Poland, Ghelamco Poland, The European Agency for the Management of Operational Cooperation at the External Borders of the Member States of the European Union “Frontex”, The Centre for EU Transport Projects. Warsaw Spire is the flagship project of Ghelamco in Poland and a record breaking investment not only in the country, but in the whole region of Central Europe. In terms of scale it is one of the biggest office schemes emerging in Europe. The cooling power of the fountains that surround the Warsaw Spire adheres to the cooling power of the site.

Wronia 31 will be a combined office and retail complex with direct access to an urban space named European Square. This square is a unique public area dedicated to leisure and culture with art installations, fountains, bars and restaurants. The project’s location makes it excellently accessible by public transportation. A metro line, bus stop and several tram lines will be nearby. The Wronia 31 building will distinguish itself by its interesting shape and design. It will consist of 14 floors and will offer approximately 16,000 sqm of space. 195 parking spaces will be at the tenants’ disposal as well. The project is designed and is being constructed according to BREEAM sustainability requirements. The Wola district, in which the project is located, is one of the most dynamic areas of the city. Modern office buildings and prestigious residential real estate projects have been emerging in this area in recent years. OFFICE PROJECT WO ŁOSK A 24 The Wołoska 24 building is situated in the very centre of the Mokotów District. Mokotów is a very lively area with many restaurants, cafees, a wide choice of theatres, shopping malls as well as numerous cinemas. As it only takes about 10 min to reach the central station by subway, the district’s connection with the city center is also excellent. Wołoska 24 provides 22,400 sqm of modern office space located on 10 floors. Ca. 800 sqm of commercial and service area is located on the groundfloor. The project also has 4 underground floors. Tenants will have almost 570 parking spaces at their disposal, of wich 529 will be situated underground. The complex

will have a separate parking, changing rooms and showers for cyclists. The office investment joined the „GreenBuilding Programme”. This certificate is granted by the European Commission and it confirms that the electricity consumption is at a more effective, proper and lower level than required by law. At this time, the installation of the facade is carried out. The first tenant, Arval Company, a subsidiary of the French bank BNP Paribas and a leasing company, will be moving into the building in March 2016.

The project will be the new headquarters of Grupa mBank in Łódz, which signed a lease agreement for 12 years and will occupy app. 24,000 sqm. The building will be named ‘Przystanek mBank’ once mBank will move in. The new office premises of mBank will be one of the most modern office buildings in the city. Przystanek mBank will comprise six above-ground floors and will be 25 meter high. The building will be integrated with two existing historical buildings on the site: the palace and its outbuilding, which will be harmoniously combined with the project. The building will offer 180 parking places, as well as infrastructure for GHEL AMCO POL AND 23

bikers: 140 parking places, showers and locker rooms. The area around the building will be landscaped with greenery and elements of small architecture, which will create an attractive space for the bank’s employees. Przystanek mBank is a first project realized by Ghelamco Poland in Łódz. Ghelamco bought a plot with building permit from Budomal, a local developer. Łódz is a growing city where R&D, Business Process Outsourcing (BPO) and back office are developing. The good transport connection with Warsaw (highway, trains), which is only one hour away from Łódz, generates a large interest of companies to establish their businesses in Łódz.
