Part 1: Some General Information to help you get started 1. As with any new building project, it is always a good idea to contact the Planning Department to determine if there are any restrictions you need to be aware of before you begin. 2. If your project is less than 107.5 sq It (10m 2 ) and it does not include plumbing, or fall within five feet of another structure, you may not require a building permit.

Part 2: Permit Submission 1. What do I need to obtain a permit? You will need to provide the following forms and support documents in order to apply for a permit: a) Forms •

Application for a Permit to Construct or Demolish including: o Schedule A: Structure Details o Schedule 1: Designer Information o

Schedule 1A: Acknowledgement (re: Applicable Law approvals)

b) Support Documents •

Copy of Deed (or proof of ownership if property has been recently transferred)



Letter of Authorization (if someone other than the property owner is applying for the permit)



Site Plan (2 copies) (for details on site plan requirements see Township of Springwater Building FAQ guide)



Septic Use Permit (if applicable)



Drawings showing all materials and dimensions (two copies of each) including: o

Floor Plan (including foundation)

o

Cross Section Plan

Part 3: Permit Fees 1. How much will the permit cost? The Building-Bylaw incorporates rules, regulations and fee information regarding building permits. It can be obtained in person at the Township Administration Centre, by contacting the Building Department at the telephone number below or through our website at www.springwater.ca (Select "Services" from the blue bar across the top of the screen; scroll down to "Building"; under Building Permits, in the second paragraph, click on the word "here". The fees are on the last few pages of the document.

Part 4: Inspections 1. What inspections will be required for my project?

Typically, the following inspections would be required for a detached accessory building that is not insulated and contains no plumbing: (check your inspection agreement for actual). •

If any other inspections are required for your project, they will be listed on the Inspection Agreement that you will be asked to sign when your permit is issued. Please be aware of all prescribed inspections for this type of project according to the Building Code, as amended.

Part 5: Sample Building Project Scenario The Story: For a number of years now Dan has been using a room in the basement of their home as a hobby workshop. He loves to work with wood and spends many enjoyable hours in his workshop. Even though Dan has made some lovely things to add to their home, Jane is getting very tired of cleaning up sawdust every time she turns around. They have decided to demolish their existing carport and replace it with a garage/workshop so that Dan has a place to work on their vehicles if necessary, but also a place to do his woodworking . They obtained a demolition permit to remove the existing carport and are now ready to plan the new building. To save a few steps, they check the Township website (www.springwater.ca ) to see if there is a Guide to help them with their project. A few minutes later, they are printing the A Guide to Bui/ding a Detached Accessory Building and an application form. After reviewing the documents they call Suzi Veri of Veri Drafting Services to help them with their plans. She has assisted them with other projects so they know she has the required qualifications to do the work. While she is working on the plans, Dan updates his site plan showing the location of the new building and adding the necessary dimensions. He also contacts Robert Build who helped him with his basement project, to obtain a quote and find out when he might be available to do the construction. After signing the contract they tell him they will be in touch as soon as they receive the plans. When Suzi calls to say the plans are ready, they pick up the plans and call Rob to say everything is ready for him to take to the Township. Rob comes by a couple of days later, picks up all of the documentation and takes it in to the Township. The package includes: •

A couple of weeks later, they receive a call saying the permit is ready for pick-up. Dan picks up the permit, signs the inspection agreement and pays the fee. It's hard to say which of the two is more excited about this project - Dan, who now gets to make all of the sawdust he wants to, or Jane who no longer has to clean it up and is also thinking the soon to be vacated workshop would make a great sewing room ...
