1 MONTH BEFORE 

Inform housing office Tornion Krunni Oy when you want to end the apartment contract. The housing office Tornion Krunni Oy needs to know this 1 MONTH before you leave the apartment.

1 WEEK BEFORE 

Inform student tutors about your departure day and time 1 WEEK before you leave. This way you make sure that you will get the transportation on that day.

This guide contains information about accommodation in a rental flat. For International students accommodation officer Mr Jukka Ikäläinen will assist in arranging accommodation. The University doesn´t have dormitories of its own. In Tornio students can apply for a student flat to ”Tornion Krunni Oy”. The town authorities of Tornio and the private sector provide flats which are rented out to students, too. The student housing is located within a 0,5 km radius of the educational units. You will be provided with shared apartments with two or three bedrooms will share kitchen, bathroom and shower with one to two students. The flats are furnished.

1 DAY BEFORE 

Clean your apartment before you leave. The housing office Tornion Krunni Oy will check your apartment and if they have to clean it after you, you must pay the cleaning bill.



Bring the apartment key back to the housing office.

Give a notice to housing office one month before you move.

Return the keys to the Housing office Krunni.



Fill in registering changes of address– form in post office. Post offices have post cards (free of charge) to send to your friends and family to inform your new address. More information www.posti.fi



Remember change address to schools WINHA. Also it is a good idea to inform the library and banks about your new address.



Clean the apartment before you move. If the the Housing Office has to clean your apartment after you move, it will bill you the cleaning costs.

Rent is payable by the agreed date of each month. The tenant is responsible for any damage to the property. This includes damage caused by visitors of the tenant. Follow the house rules and regulations, which in tower blocks are usually placed on the wall in the proximity of the main entrance. Tenancy agreements must be terminated in writing. The property must be vacated within one month of the termination of the tenancy agreement. ”

PAYING THE RENT The rents has to be paid every semester in one payment. In September you pay the rents until December. In January you pay the rents until May. The deposit rent has to pe paid in the beginning of the rent period. You pay the deposit money and the rent after you have arrived. The deposit money is 200,00 euros. When you leave and everything is ok in your apartment, you will get the deposit rent back.

The apartment is handed over to the tenant in the condition it was in the arrival inspection carried out now. The tenant must inform immediately in the beginning of the term of tenancy to the landlord about possible failures in the apartment which have formed when building the apartment or are caused by the previous tenant. If in the departure inspection or at other times there are noticed any failures or deficiencies that has not been detected in the apartment during arrival inspection, and they can’t be stated been caused because of normal wearing, the tenant is liable for damage.

The tenant can’t do any alteration work in the apartment without permission or attach any signs or advertisements to the walls of the building without the permission from the landlord.

If in the distribution of heat, electricity or water is a break that is not caused by the landlord, you can’t get compensation for the possible damages from the landlord. Also if the previous tenant doesn’t move away from the apartment in time and this causes disturbance to the tenant, this doesn’t justify for compensations from the landlord.

The tenant must take care of the apartment carefully and when the tenant moves away the apartment must be clean when leaving. If the landlord has to clean the apartment or do any renovations after the tenant has left, the tenant must pay for them. To supervise the condition of the apartment or taking care of it, the tenant must let the landlord in to the apartment without delay in suitable time. According to the tenancy law the landlord can cancel the rental agreement: 1) if the tenant doesn’t pay the rent in time; 2) if the tenant let’s someone else live in the apartment without permission; 3) if the apartment is used for something else then what is expected when doing the rental agreement; 4) if the tenant or someone else causes disturbances in the apartment; 5) if the tenant doesn’t take good care of the apartment: or 6) if the tenant fouls in the apartment against something that has been regulated or ruled keeping health or order. It is good for the tenant to take a home insurance, because the real estate insurance doesn’t cover any damages caused to the property of the tenant. The tenant must obtain a fire alarm to the apartment and take care of the condition of the alarm. The fire alarm must fill in all the demands mentioned in the law. It is forbidden to keep any pets in the apartments in Aarninpuisto. 4

EXAMPLE OF A RENTAL AGREEMENT LIVING IN A SHARED APARTMENT

Living together with another student could be an experience and provides you many possibilities to learn different cultures. It is also a possibility to make lifetime friendships and can give you lots of good memories of the time you spend here in Finland. Taking care of each other wishes and hopes living together will workout just great! Different manners and different cultures will not create problems if you are willing to be flexible. The regulations for living will guide you and your roommate. Here is also couple of tips for making living more comfortable. Get to know your roommate. Discuss together and make together some basic rules for living, for example visitors, listening music... Cleaning the common areas is every tenant’s responsibility (kitchen, hall, toilet, bathroom). One good way is make cleaning turns. After using the kitchen and bathroom always clean after use. For example wash dishware after use. Take care of the garbage also! Respect your roommates property. HOUSE RULES

IMPORTANT INFORMATION ON ACCOMMODATION REMEMBER! The tenant can not let anybody else live in his/her apartment.

By Finnish law in every apartment has to be a fire alarm. Check that the alarm is in operation. Tenants responsibility is replace the batteries approximate once a year!



Silence between 22.00-06.00.



Smoking in the rooms and in the stairways is forbidden.



Trashes and other garbage has to be taken to shed of garbage.



The occupant must take care of the cleaning of the apartment hin/herself. You can air your bed linens on the balcony weekdays 07.00-10.00. and 17.00-18.00. Carpets must be taken outside to the carpet rack.



The occupant must move in the stairway noiselessly.



You can’t keep your apartment door open to the stairway.



You can’t keep your things in the stairway.



Cars must be parked at the places reserved for them.



Outdoors has to be closed all the time because of the electric locks and safety reasons. Outdoors are locked between 21.00-06.00.



Apartments must be cleaned before moving and they will be checked by the housing office staff. Remember to inform one month before you move to the housing office.

You can wash your clothes in laundry room. It is free to use the laundry room. Remember to make a reservation to use the laundry As the House Rules says, you must room beforehand. clean your apartment yourself, once a week is advisable. You have to buy your own cleaning equipment. You can find cleaning instructions from school’s webpages



Any damages or failures must be informed to the caretaker immediately. The number to the caretaker is +358 40 546 08 09.

If the occupant has caused damage to the apartment, he/she is liable to compensate fully the damage.

IF YOU DON’T PAY YOUR RENTS IN TIME THE HOUSING OFFICE CAN RESCIND YOUR APARTMENT CONTRACT AND YOU HAVE TO MOVE AWAY!!!

If you want to move or change your rental agreement you must inform the housing office about it yourself.

When you sign the rental agreement you make a commitment to follow the apartment contract rules and house rules.

If you have a television, you will need a TV licence. You can get the licence from Finnish Communications Regulatory Authority. Tell. (09) 613 161

The tenant has to change lambs by themselves. Your own property is not included to the Housing Office´s real estate insurance. You can ask home insurance from the insurance companies. The companies requires Finnish social security number when obtaining the insurance. 7
