Situation • Balfour Manor is situated in a peaceful part of Sidmouth, to the north of Sidmouth town, about quarter of a mile from the sea front and promenade and half a mile from the town centre. • Sidmouth was transformed from a quiet fishing village in the early part of the 19th century to a fashionable seaside watering place favoured by the aristocracy and Royal family. There are four supermarkets, including a Waitrose. • Further facilities are available in the market town of Honiton, 9 miles away, and the delightful coastal town of Lyme Regis (16 miles away), with its chic shops, museum and Art Deco cinema. • The cathedral city and county town of Exeter is 16 miles to the west, providing an extensive range of shopping including John Lewis, educational, cultural and recreational facilities. Exeter also has a fine university and some excellent independent schools.

Communications Road – The A3052 provides a link from Sidmouth to Lyme Regis to the east and to Exeter to the west, where access can be gained to the M5 motorway at Junction 30. Alternatively, the A30 joins with the A303 providing a good link to London and the M3.

Ferry – Cross Channel ferries operate from Plymouth to Brittany and northern Spain.

Rail – Trains operate from Honiton on the Exeter to London Waterloo line and intercity services to London Paddington are available from Exeter.

Sailing, bathing and other water sports – Along the immediate coastline and the Exe Estuary.

Air – Exeter Airport provides flights via Flybe to a number of cities within the British Isles, including Manchester, Liverpool, Leeds/Bradford, Edinburgh and Glasgow. The expanding airport also provides flights to a number of continental destinations. Bristol Airport, south of Bristol on the M5, also provides flights via Easyjet to a number of destinations both within the British Isles and the continent.

Recreation

Golf – Sidmouth Golf Course is nearby and the popular East Devon Golf Course at Budleigh Salterton is about 6 miles from Sidmouth. Bowling and other sports – Sidmouth has a very active bowling club with two outside greens and three inside greens. There are also good facilities for tennis, cricket and croquet.

The accommodation

It is understood that Balfour Manor was built in 1876 by its namesake, Colonel Balfour. The Jacobean style Manor House became a girls school in 1954 and was subsequently converted into private residences in 1972. The grounds, of about 21 acres, remain for the private use of the residents of Balfour Manor.

7 Balfour Manor is laid out over two floors and is approached from a terraced courtyard leading to a canopied entrance porch. The entrance hall has a cloakroom off to the side. A door leads into the main reception room which is now used as a sitting room. This large oak panelled room was formerly the dining room to the main house has a magnificent fireplace and surround and the original staircase leading up to the first floor. Oak pillars create a natural divide from the entrance area and the ceiling is ornately decorated in plasterwork. A door from here leads into a dining room which has oak panelling and ceiling decorated with an otter as the centrepiece.

7 Balfour Manor is the principal part of the main house and includes the original beautiful wood staircase which sweeps up from the main reception room which was originally the dining hall. Although the house is not listed many historical features have been maintained including panelled doors, panelled walls and ornate ceiling cornicing.

This in turns leads to a fitted kitchen with integrated appliances and a spacious breakfast area. The grand wide stairs turn past a beautiful stained glass picture window to the first floor and onto a large galleried landing. The master bedroom is en suite and enjoys views over the grounds. There are two further bedrooms and a bathroom with a bath and shower. Outside the bathroom a laundry cupboard houses the washing machine.

Gardens and grounds The gardens and grounds at Balfour Manor are a particular feature of the property, being exceptionally well-maintained and beautifully landscaped. A formal terrace runs across the front of the main house and overlooks some of the gardens and the driveway. The remainder of the 21 acre gardens are laid to areas of sweeping lawns and there are a number of mature trees within the garden. From the top of the communal gardens there are sea views.
